Job Description

Directs all maintenance activities, prepare and manage preventive maintenance. This is a hands-on position that will require you to coordinate and also perform repairs. Responsible for creating and maintaining a harmonious and dynamic work environment. Reports to the Asst. Director of Maintenance and Director of Maintenance.

  1. Follow up on daily work assignments Directs the work of employees. Schedules lunch and rest breaks. Reassigns employees from one area to another area as facility needs. Dictates, receives and discusses with supervisor complaints. Establishes and expedites work orders as needed, prioritizes work orders.
  2. Participates in repair work such as masonry, carpentry, painting, plumbing, electrical and HVAC.
  3. Schedules, delegates or completes work orders.
  4. Monitors work order for completion on a timely basis.
  5. Keeps accurate records of maintenance performed.
  6. Recommends building equipment improvements.
  7. Performs required maintenance checks of building, grounds, facility and equipment.
  8. Develops and maintains a current inventory of maintenance supplies, tools, equipment and stock.
  9. Responsible for conducting routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, nurse call system and hot water systems.
  10. Lifts and/or moves equipment, supplies and furnishings as required.
  11. Checks quality of work performed by contractors. Assures building and safety codes are adhered to.
  12. Obtains bids for facility capital expenditures.
  13. Orders approved supplies, materials and equipment for the maintenance department within budgetary constraints and approval from Assistant Director and/or Maintenance Director.
  14. Responds to questions, resolve problems and provide technical and other assistance to supervisors and staff completing assigned work.
  15. Coordinates maintenance services with all other departments and services.
  16. Completes forms and reports as required. Maintains records of maintenance activities 3. May be on call for emergencies 24 hours a day. Works overtime, holiday and weekend hours as scheduled. 4. Treats all residents, visitors and staff with courtesy 5. Follow facility dress and hygiene policies 6. Safety o Knows and follows facility rules.
  17. Reports all hazardous conditions/equipment to Assistant Director and/or Director.
  18. Performs duties which may include transportation of residents as assigned in facility disaster plan.
  19. Uses required protective equipment
  20. Follows infection control standards, policies and procedures.
  21. Reports resident complaints to management.
  22. Maintains confidentiality of resident/patient information
  23. Other duties as assigned.

High school diploma or equivalent required. Minimum of two years’ experience in a supervisory capacity in a maintenance/plant related position. Must be knowledgeable of boilers, compressors, generators. Etc. Must be able to use a variety of word-processing, database and spreadsheet software applications and programs. Knowledge of basic copy and duplication procedures required. Able to communicate effectively verbally and in writing.
