The Maintenance Manager is responsible for leading site maintenance operations to ensure safe, reliable, and compliant operation of production equipment, utilities, and facilities. The role focuses on maximizing equipment availability, minimizing unplanned downtime, managing maintenance resources and budgets, and driving continuous improvement in maintenance and reliability performance.

Essential Job Duties and Responsibilities

Maintenance Operations

  • Ensure reliable operation and availability of production equipment, utilities, and building infrastructure, with a strong emphasis on the effective operation, monitoring, and management of HVAC systems supporting clean room environmental conditions. This includes close cooperation with internal engineering and external specialists.
  • Plan, develop, implement, and optimize preventive and predictive maintenance programs.
  • Lead troubleshooting, root cause analysis, and corrective/preventive actions.
  • Maintain accurate maintenance records and documentation.
  • Manage the cleaning and sanitation team, including material resources, in collaboration with QA.

People Management

  • Lead, coach, and develop maintenance technicians and specialists.
  • Define objectives, performance expectations, and training plans.

Planning, Budget & Contractors

  • Develop and manage the maintenance budget (OPEX/CAPEX).
  • Plan maintenance resources and schedules.
  • Manage external contractors and service providers.

Compliance, Safety & Quality

  • Ensure compliance with EHS, quality, and regulatory requirements.
  • Support internal and external audits and implement corrective actions.
  • Act as the primary liaison with governmental and regulatory authorities (Building Authority, Public Health Office, Fire Rescue Service) to secure required permits, approvals, and certifications related to construction activities, structural modifications, and site development. Coordinate documentation, submissions, inspections, and regulatory reviews.

Continuous Improvement & Collaboration

  • Track maintenance KPIs and lead improvement initiatives.
  • Collaborate closely with Production, Engineering, Quality, and EHS.

Key Outcomes / KPIs

  • Equipment availability and unplanned downtime
  • Preventive vs. reactive maintenance ratio
  • Maintenance cost vs. budget
  • Work order completion time
  • Safety incident reduction and compliance indicators

Required Qualifications

Education

  • Bachelor’s degree in Engineering or a related field

Experience

  • Minimum 5 years in maintenance or facility management
  • Proven people management experience

Technical Skills

  • Strong understanding of mechanical, electrical, pneumatic, and automation systems
  • Experience with CMMS (Computerized Maintenance Management System)

Languages

  • Czech: Fluent
  • English: Professional working proficiency

IT Skills

  • MS Office
  • Experience with SAP or other ERP systems (advantageous)

  • Responsible for ensuring safe working conditions and compliance with occupational safety and environmental protection requirements.
