We’re looking for a Maintenance Manager to take the reins at NRMA Forster–Tuncurry Holiday Park, located on beautiful Worimi Nation You’ll lead our maintenance team, keep the park in top‑notch condition, and own the budget side of things so we can continue delivering unforgettable stays for our guests.

What you’ll be doing

In this role, you’ll own and manage the Maintenance Department budget, including:

  • Monitoring spend against budget and forecast

    Keeping a sharp eye on costs and ensuring results land within agreed targets. You’ll know where every dollar goes – and why.
  • Managing purchase orders in line with Delegation of Authority

    Making sure approvals and purchasing are compliant, timely and aligned with our policies.
  • Sourcing quotes and managing contractor costs

    Shopping smart, negotiating well and working with contractors to deliver value – all while never compromising safety or quality standards.
  • Identifying cost‑saving opportunities

    Finding smarter, more efficient ways to get things done: better products, improved processes, and well‑planned maintenance that avoids expensive surprises.
  • Providing input into annual budget and CAPEX planning

    Playing a key role in decisions about park assets, upgrades and major projects. Your insights will shape our maintenance strategy for the year ahead.
  • Explaining monthly variances and reporting on departmental performance

    Turning numbers into a story – clearly explaining what’s driving costs, what’s working well, and where we can improve.
  • Managing labour costs and rostering the maintenance team

    Creating rosters that balance operational demand with budgeted wage targets, ensuring we’ve got the right people in the right place at the right time – without blowing the budget.

Alongside the financial responsibilities, you’ll also:

  • Lead, coach and support the maintenance team
  • Ensure compliance with safety standards and park policies
  • Help keep the park looking and feeling fantastic for our guests
  • Oversee grounds, facilities and amenities, including swimming pool operations and maintenance to ensure a safe and enjoyable experience for all guests

About you

You’ll thrive in this role if you:

  • Have experience in maintenance management, facilities management, or a similar operational role
  • Are confident working with budgets, forecasts, and financial reports
  • Enjoy a mix of hands‑on work and desk‑based planning/reporting
  • Are organised, proactive and calm under pressure
  • Communicate clearly with your team, contractors and leaders
  • Care about guest experience and take pride in a well‑presented, safe environment

Highly regarded:

  • Experience in swimming pool maintenance, including water quality, filtration systems and safe operation
  • Trade qualified, with a background such as builder or carpenter, or similar relevant trade

Experience in holiday parks, resorts, hotels or similar environments will be highly regarded, but not essential if you’ve got the right skills and attitude.
