Job Description

We are looking for a Maintenance Manager to join our team! The individual in this key position will o versee facility operations including maintenance, housekeeping, safety and security for assigned agency owned and leased properties to ensure safe, clean, compliant and functioning environments. This position will oversee a property(ies) within a designated program/department and collaborate with applicable stakeholders. Additional responsibilities include:

  • Supervise maintenance technicians and housekeeping staff at assigned properties. Responsible for overseeing hiring, training, and performance. Occasionally assist/train maintenance technicians with repairs when needed.

  • Under the direction of the Director of Property Maintenance, provide facilities oversight for assigned locations, both owned and leased, including:

  • Participate in the development of building operating and staffing budgets and monitor.

  • Manage, track, assign and update maintenance requests in property management software system and ensure requests are completed per department policy and procedures.

  • Participate in the negotiation of preventative maintenance contracts and monitor. Help prepare and monitor capital replacement budget.

  • Oversee and approve purchase of all building supplies, materials, equipment and capital items. Help negotiate prices and service contracts.

  • Assist with contract negotiations and oversee snow removal and grounds maintenance for all assigned Agency owned and leased facilities to ensure that the lots are well-maintained and safe.

  • Ensure facility safety and compliance, including:

  • Buildings are code compliant with maintenance and facility related inspections and regulations (elevator, life safety, local/state/federal inspections, CARF, etc.).

  • Fire alarms and building security systems are operational. Serve as liaison to system contractor when problems arise.

  • Serve as liaison to vendors, city and state officials, landlords, etc. in building negotiations, certificates and compliance issues, etc. Ensure we have registered agents with local Fire Departments.

  • Conduct quarterly inspections of properties to ensure safety, security and upkeep of assigned facilities.

  • Oversee and manage vendors during upgrades/replacement of major systems or minor renovation work in assigned locations

  • Record, maintain, and monitor all required inspections and compliance materials for local, State and Federal agencies.

  • Under the direction of the SVP Housing & Property Development and Program Manager, assist with onsite coordination of vendors for any major renovation or rehab project within assigned location.

  • Participate and be a part of the on-call rotation at assigned facilities. This also includes coordinating vendors and contractors for emergency repairs. May be requested to fill in for on-site emergency requests that cannot be attended to by the on-call technician for that evening/weekend.

  • Help coordinate and assess equipment needed for Agency events and functions.

  • Provide exceptional customer service and interact with staff, visitors, vendors, and clients in a cordial and professional manner.

  • Work collaboratively with other departments within the agency and assigned locations to build communication and maximize resources.

  • Participate on Agency committees and teams, as appropriate (e.g. Safety Committee, Leadership Group, etc.)

Qualifications:

  • Bachelor’s Degree preferred or equivalent technical experience

  • Four (4) years of experience in general maintenance, preferably with experience in building security, HVAC units, general carpentry, electrical and plumbing

  • A minimum of three (3) years of supervision/management experience

  • Experience managing, planning and organizing daily maintenance requests and longer-term projects

  • Valid driver’s license and reliable transportation

  • Proficiency with computer programs including Microsoft Office products and maintenance management software

  • Demonstrated advanced understanding and applications of general carpentry, HVAC, Electrical, and security (licensure not required)

  • Demonstrated ability to work autonomously with competing priorities and deadlines

  • Eligible for Defensive Driving, SOLVE or MANDT training

Compensation: $31 hourly

Hours: Monday - Friday 1st Shift with on-call rotation.
