Maintenance lead (Líder de Mantenimiento)

En qué consiste este trabajo

El Líder de Mantenimiento es responsable de supervisar y coordinar todas las actividades de mantenimiento de las instalaciones, liderando un equipo de técnicos en el mantenimiento preventivo y correctivo de áreas interiores y exteriores. Este rol combina responsabilidades de liderazgo del equipo con supervisión y ejecución técnica. Asegurando que todas las tareas de mantenimiento se realicen de manera segura, eficiente y conforme a los estándares de calidad establecidos. El Líder de Mantenimiento actúa como enlace entre el equipo técnico y la gerencia, asegurando que los proyectos se completen a tiempo y dentro de los estándares requeridos.

Tus tareas diarias incluirán:

• Supervisar personal de mantenimiento y coordinar las actividades diarias
• Asignar trabajos y asegurar cumplimiento de estándares de calidad y productividad
• Brindar dirección y apoyar a los miembros del equipo en la ejecución diaria
• Coordinar, supervisar y apoyar en la ejecución de trabajos de pintura, carpintería, plomería y reparación de pisos, mantenimiento de techos, puertas, ventanas y limpieza general.
• Dirigir instalaciones y reparaciones según necesidades de la facilidad.
• Organizar movimiento de muebles, equipos e instalación de accesorios.
• Planificar trabajos de lavado exterior e instalación de alfombras y letreros
• Coordinar proyectos especiales y mejoras a las instalaciones
• Asegurar el uso adecuado de herramientas, equipos elevados y trabajos en altura
• Coordinar con personal técnico especializado en sistemas mecánicos de ser necesario.
• Asegurar cumplimiento de requisitos físicos y técnicos del trabajo
• Asegurar el registro correcto de las órdenes de trabajo en sistemas CMMS y la documentación precisa de todas las actividades.
• Mantener ambiente de trabajo seguro para todo el equipo, en constante cumplimiento de protocolos y promover cultura de seguridad y prevención.
• Mantener comunicación efectiva con la gerencia y supervisores.
• Realizar funciones adicionales según sea requerido

Demandas Físicas y Ambiente de Trabajo:

• Ambientes de trabajo interior y exterior en diversas condiciones climáticas
• Levantamiento, carga y movimiento frecuente de herramientas y materiales hasta 50 libras.
• Subir escaleras, trabajar en alturas y acceder a espacios confinados
• Permanecer de pie, caminar, arrodillarse y gatear por períodos extendidos durante reparaciones.
• Destreza manual para trabajo detallado con herramientas de mano y equipos eléctricos.
• Exposición a polvo, humos, químicos y diversos materiales de construcción
• Potencial para horarios irregulares incluyendo llamadas de emergencia y trabajo de fin de semana.

Calificaciones Requeridas:

• 3 a 5 años de experiencia en tareas relacionadas a mantenimiento general.
• Competencia con herramientas de mano, herramientas eléctricas y equipo de diagnóstico básico.
• Aptitud física para realizar trabajo manual y trabajar en diversas condiciones ambientales.
• Capacidad de documentar órdenes de trabajo en computadora.
• Potencial de trabajar en horarios extendidos según sea necesario.
• Destreza para trabajar en altura ("aerial lift"), acceder a techos usando escaleras fijas, trabajar en aéreas de posible ruido y cambios en temperatura.
• Buena comunicación, atención al detalle, adaptable a los cambios.
• Capacidad física para realizar trabajo manual y trabajar en diversas condiciones ambientales.
• Fuertes habilidades de resolución de problemas y capacidad para trabajar independientemente.
• Diploma de escuela secundaria o equivalente con entrenamiento técnico/vocacional preferido.
• Licencia de conducir vigente.
