Maintenance Lead

Reports To: Community Manager

Maintenance Lead Position Overview:
In this role, we are relying on you to keep the community grounds safe, organized, well-maintained, and fully stocked with necessary supplies. You will be interacting with residents and ensuring the timely and satisfactory completion of service requests and inspections. You will also be a key player in the upkeep of community assets and grounds. Teamwork is also an essential key to success in this role.

Maintenance Lead Essential Functions:
1. Provide hands-on leadership and task management for the maintenance team members as directed by the Community Manager to ensure timely completion of repairs and/or updates as requested by lender inspections
2. Maintain all company assets, including rental inventory, tools, grounds, equipment, maintenance facility(s), through forms of preventative maintenance, work orders, and home refurbishment
3. Coordinate new home delivery and set-up, and request any warranty or follow-up work with the community manager and manufacturers
4. Respond to after-hour emergency calls immediately based on the on-call schedule
5. Order supplies, tools, and equipment as needed and with management approval
6. Read water meters, identify, and resolve leaks within the community as applicable
7. Participate in the monthly Safety Teams meetings held on the first Wednesday of each month
8. Follow safety precautions including but not limited to: chemical use, OSHA requirements, and upkeep of all OSHA and PPE equipment as required by Company/State standards including the Personal Protection Equipment boards required in each location’s maintenance shop
9. Conduct maintenance interviews and assist with the onboarding of new maintenance team members
10. Maintain safe winter road conditions through snow removal and de-icing when applicable. Diligent completion and filing of snow and salt logs
11. Log and maintain all company vehicles according to legal and YES compliance and safety standards
12. Notify management of any incident/accident immediately
13. Coordinate with the team to secure utilities on vacant lots, i.e., installing caps on sanitary lines, locks on electrical pedestals, covered crocks over exposed water lines, and removal of all old tiedowns
14. Additional duties as assigned by management which are subject to change

Maintenance Lead Physical Requirements:
• Ability to stand and walk for up to eight (8) hours per day
• Use of hands, including fingers, to handle or feel objects, tools, or controls in a repetitive motion.
• Capacity to reach with arms and hands overhead and in front of your body safely.
• Frequently required to be flexible by climbing, balancing, or occasionally crawling in confined spaces
• Ability to see clearly at both far and close distances as well as the capacity to adjust focus effectively.
• Required to regularly push, pull, lift, or carry 50 lbs. Occasionally up to 85 lbs.
• Proper handling of potentially hazardous chemicals
• Must be able to climb ladders, occasionally up to an 8-foot ladder safely

Maintenance Lead Education and Experience:
• A valid in-state driver’s license is required
• A high school diploma or equivalent is preferred
• Previous home refurbishment or make-ready experience preferred
• HVAC, Electrical, Plumbing, and Pool Operation experience are a PLUS
• OSHA certifications or completed trainings are a plus
• Proficiency in industry specific software products including the use of electronic devices/tablets
