Shift/work hours: Training 8-5pm, then noon-8pm or early evening shifts. Will need to work weekends as needed by management
Position Summary
The Assistant Maintenance Manager supports the daily maintenance and operational readiness of parking facilities, including garages, surface lots, and related infrastructure. This role assists with preventive maintenance, vendor coordination, safety compliance, and work order management to ensure facilities are clean, safe, functional, and client-ready at all times.
The position serves as a key support role to the Maintenance Manager, helping execute maintenance plans while also stepping in to lead crews, vendors, or projects as needed.
Key Responsibilities
Maintenance Operations
- Assist in overseeing day-to-day maintenance activities for parking garages, surface lots, and equipment
- Support preventive maintenance programs for lighting, signage, striping, gates, elevators, stairwells, and structural components
- Perform or coordinate minor repairs (electrical, plumbing, painting, concrete patching, signage installs, etc.)
- Conduct routine facility inspections and document deficiencies
- Ensure timely completion of maintenance work orders and corrective actions
Work Order & System Management
- Assist in managing maintenance requests using CMMS platforms (e.g., FIIX, Tasker, or equivalent)
- Ensure work orders include accurate issue descriptions, diagnostics, photos, and completion notes
- Review open items weekly and escalate unresolved issues to the Maintenance Manager
- Track recurring issues and recommend corrective or long-term solutions
Vendor & Project Support
- Coordinate with third-party vendors for repairs, cleaning, striping, electrical, elevator, gate, and structural work
- Assist with project oversight for capital improvements and facility upgrades
- Verify vendor work quality and report deficiencies or warranty issues
- Support invoice review by confirming work completion and scope accuracy
Safety & Compliance
- Assist in maintaining compliance with safety standards, OSHA guidelines, and company SOPs
- Conduct safety walks and identify hazards such as lighting outages, trip hazards, leaks, or equipment failures
- Support snow and ice operations, emergency response, and severe weather readiness
- Ensure proper storage and use of tools, materials, and PPE
Team & Operations Support
- Provide direction to maintenance staff when the Maintenance Manager is unavailable
- Support staffing coverage during large events, high-volume periods, or emergencies
- Assist with onboarding and training of maintenance team members
- Promote a culture of accountability, professionalism, and proactive maintenance
Required Qualifications
- 2–5 years of experience in facility or maintenance operations (parking, transportation, commercial facilities, or similar)
- Working knowledge of basic electrical, plumbing, lighting, and building systems
- Experience using maintenance management or work order systems
- Ability to read basic plans, diagrams, and maintenance documentation
- Valid driver’s license and ability to operate company vehicles

Qualifications
- Experience with parking garage operations or municipal facilities
- Familiarity with gate systems, pay stations, or parking equipment
- Experience coordinating vendors and managing small projects
- Knowledge of ADA, safety, and compliance requirements
