The Maintenance / Groundskeeper is responsible for maintaining the overall appearance, cleanliness, safety, and basic maintenance needs of the community. This position performs routine groundskeeping duties, preventative maintenance, and minor repairs to ensure all common areas, amenities, and facilities are properly maintained for residents and guests.

Essential Duties and Responsibilities

Groundskeeping Responsibilities:

• 
  Maintain lawns, landscaping, shrubs, trees, and flower beds throughout the community
• 
  Mow, edge, trim, weed, water, and remove debris from common areas
• 
  Keep sidewalks, parking lots, breezeways, and recreational areas clean and safe
• 
  Empty trash receptacles and maintain cleanliness of community amenities
• 
  Assist with seasonal landscaping, storm cleanup, and property appearance projects
• 
  Monitor irrigation systems and report any issues or repairs needed

Maintenance Responsibilities:

• 
  Perform minor maintenance and repair work including painting, drywall patching, plumbing repairs, and basic electrical tasks
• 
  Replace light bulbs, air filters, locks, signs, and other minor components as needed
• 
  Assist with maintenance of clubhouses, pools, fitness centers, gates, fences, and other common areas
• 
  Conduct routine inspections of community facilities and report safety hazards or major repair needs
• 
  Maintain maintenance equipment, tools, and storage areas in a clean and organized manner
• 
  Respond to work orders and maintenance requests in a timely and professional manner
