Summary

Under the general direction of the Director of Facilities, the person in this position conducts general maintenance duties and coordinates and directs the work of the maintenance, custodial, and grounds teams. Responsible for problem-solving, maintenance issues, and directing the work of all maintenance employees at all campus locations. Performs evaluations of building systems, including mechanical, electrical, plumbing, and HVAC. Informs the Director of Facilities of the need to enlist external professionals for various aspects of the maintenance process. Manages and conducts work necessary for the maintenance of buildings, custodial, grounds, and campus infrastructure. Performs repairs of building and grounds components as needed.

Examples of duties

  1. Conducts and directs all phases of comprehensive preventive maintenance of campus buildings, campus grounds, and associated equipment.
  2. Supervises and directs the activities of the maintenance staff and reports appropriate issues to the Director of Facilities.
  3. In coordination with the Director of Facilities, provides oversight and direction for grounds, custodial, and contracted maintenance vendors.
  4. Prepares and submits requisitions to obtain purchase orders for materials, supplies, and equipment needed to support daily maintenance operations.
  5. Performs and/or supervises maintenance and repair work.
  6. Performs and/or supervises minor structural, electrical, plumbing, roofing, painting, landscaping, flooring, and mechanical equipment repairs as needed and/or directs other supervised staff to do the same.
  7. Provides overall supervision for maintenance employees and contracted vendors completing repairs on campus facilities and components and coordinates their work assignments.
  8. Establishes a schedule for routine maintenance on campus (pressure washing, window washing, painting, parking lot striping, exterminator services, carpet cleaning, light bulb replacement, keyed lock service, elevators, battery replacements, floor waxing, carpet replacement, ceiling tile updates, etc.).
  9. Interacts with all campus constituents and investigates reported concerns and hazards; provides corrective responses.
  10. Manages and directs the work order system to prioritize and timely deliver services for repairs on campus.
  11. Provides facility support (set-up, delivery, clean up, etc.) for campus activities and events.
  12. Works flexible schedule, responding to unpredictable and emergency situations relating to college facilities and support systems.
  13. Participates in and coordinates maintenance coverage during holidays and unexpected events.
  14. Ensure employees under his/her supervision follow all safety precautions and procedures in their routine duties.
  15. Discusses and reports on any safety issues associated with maintenance, custodial services, and grounds to the Director of Facilities and Chief of Police.
  16. Assists with the preparation of Department reports and maintains work records as assigned by the Director.
  17. Manages the college fleet report to include proper and routine maintenance.
  18. Assists the Director in establishing and coordinating a recycling plan for the college.
  19. Assists the Director in ensuring compliance with all EPA requirements for storage, handling, and disposal of hazardous materials.
  20. Performs other duties as assigned by the Director of Facilities, Dean of Financial & Administrative Services, Executive Vice President, and/or President.

Qualifications

Minimum Qualifications:

  1. Associate degree from a nationally accredited college or university or Seven (7) years of experience in industrial, commercial, or institutional maintenance or related field, with specific experience in building maintenance operations.
  2. Demonstrated skills making mechanical, electrical, and plumbing repairs and installations.
  3. Must possess a valid driver's license with a good driving record.

Preferred Qualifications:

  1. Knowledge of construction codes, health and safety regulations, financial and management practices, purchasing, supervision and motivation of personnel, and state and local regulations regarding the maintenance of buildings and equipment.
  2. Universal EPA 608 Certification.
  3. Ability to operate the Trane Building Automation System (BAS).

  3. Ability to plan, organize, coordinate, and manage complicated tasks.

  6. Ability to respond to emergency situations and exercise sound judgment, including the ability to function effectively under pressure.

Physical Requirements:

  1. Ability to work under extreme weather conditions.
  2. Ability to tolerate prolonged standing and frequent bending and stooping.
  3. Ability to climb ladders.
  4. Ability to work from heights.
  5. Ability to tolerate and use various pesticides/chemicals.
  6. Possess a valid driver’s license and the ability to travel independently.
  7. Ability to drive a car or truck.
  8. Ability to lift, move, or transport independently up to 75 lbs.
  9. Ability to operate light and medium building and grounds maintenance equipment.
  10. Ability to work flexible hours.
  11. Ability to traverse campuses.
  12. Ability to communicate by using PC, telephone, and written media.
