Job Description

Reporting to – PPM Contracts Manager

Working Hours: Mon – Fri, 8am – 5pm

Probation Period: 3 months

Job Type: Full Time, Permanent

Job Location: Various Sites

Start Date: Immediate

SCOPE

  1. To carry out planned preventative maintenance, reactive works, remedial works and minor projects across commercial building services environments, including plantrooms, landlord systems, occupied commercial premises, communal areas and client-controlled assets.
  2. To maintain up to date records of all work carried out on plant and equipment within the site manuals both hard copy files and electronically.
  3. To support out of normal working hours attendance on an as needed and pre-agreed basis, where required by contract, client request, planned works or operational need.
  4. To work as part of a wider Building Services Team covering several sites, with works allocated in line with the engineer’s work stream, competence and business requirements.
  5. To support resident engineers, plumbers, electricians, fire and security engineers, passive fire engineers and other members of the Building Services Team where client needs, workload or site priorities require assistance.
  6. To deal courteously and professionally with clients, customers, building users and the general public to maintain and enhance the reputation of EWC.
  7. To ensure clear communication with customers, line management and office support staff.

KNOWLEDGE

  1. NVQ Level 2/3 in Plumbing and Heating WRAS (Water Regulations Advisory Scheme) courses (E)
  2. Legionella Control Association (LCA) training, City & Guilds Legionella Awareness courses, Water Management Society (WMSoc) courses (D)
  3. City & Guilds 6169 – Maintenance Operations, drainage-specific training courses (D)
  4. Knowledge of the current legislation and good practice across the industry and identification of any areas where additional or updated training would be beneficial. (E)
  5. Understanding of the H&S at works act, current H&S legislation applicable to construction and the workstreams involved with. (E)
  6. Knowledge of the current legislation and good practice such as SFG20 along with identification of any areas where additional or updated training would be beneficial. (E)

SKILLS

  1. Substantial practical experience required in commercial plumbing and building services maintenance, including planned preventative maintenance, reactive fault finding, plantroom checks, pipework repairs, pumps, calorifiers, expansion vessels, cold water storage, TMVs, water hygiene tasks, drainage, sanitaryware, isolation of services and safe working in occupied commercial environments.
  2. Must have relevant plumbing, mechanical or building services qualifications, with demonstrable experience working in commercial, residential block, landlord, public sector or facilities maintenance environments.
  3. To always present a professional image: onsite, in the office and to clients.
  4. Ability to apply fault-finding and problem-solving skills to live commercial systems, occupied buildings and client-facing environments where safe isolation, clear communication and accurate reporting are essential.
  5. Full clean driving licence that enables the person to travel between sites in the UK.
  6. Ability to establish good relationships with internal and external team members.
  7. Good levels of verbal and written communication skills.

OTHER

  1. The ability to travel to a range of sites.
  2. Appreciation that there may be out of hours working on an as needed and pre-agreed basis.

DUTIES

  1. Planning and undertaking scheduled maintenance across commercial building services assets.
  2. Responding to reactive works, client requests and allocated tasks across several sites
  3. Diagnosing faults on plumbing, mechanical and associated building services systems
  4. Repairing equipment, components, fixtures, fittings and pipework in line with competence, site requirements and safe systems of work
  5. Supporting other trades and members of the Building Services Team where required.
  6. Obtaining specialist components, fixtures or fittings.
  7. Maintaining accurate records.
  8. Ensuring compliance with company/health and safety legislation.
  9. Creating maintenance procedures.
  10. Managing allocated materials, equipment, tools and consumables responsibly and in line with company procedures.
  11. Supporting out of hours works on an as needed and pre-agreed basis where required Escorting, coordinating and supervising subcontractors carrying out works on allocated sites, ensuring site rules, permits, access arrangements, RAMS and client requirements are followed.
  12. Developing an extensive knowledge of mechanical and electrical building services, including how these systems interface with associated general building works
  13. Gaining knowledge of the EWC employee handbook, EWC policies and processes, and the EWC ISO system of works
