Maintenance dispatch is the nerve center of our field operation, and you don't run it alone. You steer an AI dispatch agent that helps you schedule work, analyze tasks and routes, and run data deep-dives on request.
Your core job: make sure everything closes, efficiently and effectively. Not eventually; today, correctly, and confirmed. You never assume a technician is showing up; you confirm it, more than once.
You work three lanes at once, in real time:
A maintenance issue isn't a ticket it's someone's vacation. How fast and how well we fix it is the difference between a ruined trip and a story a guest tells their friends. In this seat, you're often the one deciding how hard we push, so you have to genuinely care about the guest on the other end.
This is half the job. Maintenance only earns when the work we do is captured correctly:
Every task closes the same day, with materials and labor logged.
Vendor invoices are submitted the same week the work happens.
You verify both directions on every task: the department gets paid for real work, and owners are never overcharged.

Route technicians based on guest complaints, work approval status, technician availability, and skillset match.
Confirm every technician is going out — the night before, the morning of, and the hour before they're due. Assume nothing.
Respond to every Slack message within 5 minutes.
Call vendors throughout the day — scheduling new work, clarifying scope, or following up on jobs already in motion.
Follow up relentlessly with vendors after the fact — confirm the work is actually done, know what's still outstanding, and make sure they followed our process.
Close every task with materials, costs, and a summary logged, per SOP.

Hold technicians accountable to their route and their tasks.
Stay dynamic — priorities shift from hour to hour, and you shift with them.

See Something, Do Something — Calm in chaos. A vendor flakes, five things hit at once, you don't wait to be told — you reschedule, triage, and keep moving.
Own the Miss — A head for numbers. Money slipping through the cracks bothers you, and when you miss something, you admit it fast and fix it faster.
Say the Hard Thing — Sharp situational awareness. You hold context across techs, vendors, and properties, and when a tech isn't pulling their weight, you flag it early, with clarity and care.
Make It Better — Real critical thinking. You don't just execute steps — you spot the recurring problem, weigh the tradeoffs, and help fix the system behind it, including how you steer our AI dispatch agent to get more out of it every week.
