As the Maintenance Director, you will oversee the maintenance, repair, and appearance of our community, ensuring a safe, comfortable, and inviting environment for residents, visitors, and staff. This is an excellent opportunity for a hands-on leader who enjoys solving problems, managing building systems, and making a meaningful impact every day.

Responsibilities

  • Oversee the daily maintenance and operation of the building, grounds, and facility systems.
  • Perform preventative maintenance and coordinate repairs to ensure the community remains safe and well-maintained.
  • Utilize strong handyman skills, including experience in two or more trades such as electrical, carpentry, HVAC, or plumbing.
  • Complete drywall repairs, painting, and general maintenance projects.
  • Maintain the interior and exterior of the community to the highest standards of cleanliness and appearance.
  • Troubleshoot and perform minor repairs on appliances, office equipment, maintenance equipment, and grounds equipment.
  • Ensure all maintenance supplies, chemicals, tools, and equipment are stored safely and comply with safety regulations.
  • Respond to maintenance emergencies and participate in an on-call rotation as needed.
  • Protect the community during inclement weather by assisting with snow removal, salting, shoveling, storm preparation, and emergency response.
  • Foster a positive, customer-focused experience by interacting professionally with residents, families, and team members.

Qualifications:

  • Minimum of three (3) years of maintenance experience, with prior leadership or supervisory experience preferred.
  • Demonstrated knowledge of building systems, including HVAC, electrical, plumbing, carpentry, drywall, painting, and general facility maintenance.
  • Ability to diagnose maintenance issues, perform repairs, and implement preventive maintenance programs.
  • Working knowledge of OSHA regulations, life safety standards, and general building codes.
  • Strong organizational, time management, and problem-solving skills with the ability to prioritize multiple responsibilities.
  • Excellent interpersonal and customer service skills with the ability to communicate effectively with residents, families, vendors, and team members.
  • Ability to work independently while leading and collaborating with others in a team-oriented environment.
  • Must be available to participate in an on-call rotation and respond to emergency maintenance situations as needed.
  • Proficient in the safe operation and maintenance of hand tools, power tools, and maintenance equipment.
  • Ability to lift up to 50 pounds, climb ladders, bend, stoop, reach, and work both indoors and outdoors in varying weather conditions.
  • Valid driver's license and an acceptable driving record are preferred.
  • Experience in senior living, assisted living, healthcare, hospitality, or multifamily property maintenance is strongly preferred.
