Job Description

YMCA Housing provides affordable and social housing services across multiple locations in South East Queensland. The Maintenance Caretaker supports safe, well maintained housing environments for residents by undertaking routine maintenance, preventative maintenance, property inspections and caretaker functions and by coordinating approved external contractors for work outside the scope of the role.

Position Summary

The Maintenance Caretaker is responsible for routine maintenance, preventative maintenance and general caretaker functions across YMCA Housing properties. The role operates across Nerang, Southport and Slacks Creek and may be required to attend other YMCA Housing properties as reasonably directed. Regular travel between sites is an inherent requirement of the position.

• Preventative maintenance and property inspections;
• Routine minor repairs and maintenance within the scope of the role;
• Coordination of external tradespeople and contractors in conjunction with the Housing Co-ordinator;
• Minor janitorial relief and general caretaker responsibilities.

These functions are undertaken to ensure housing complexes and associated common areas, plant and equipment are maintained in a safe, functional and presentable condition.

The role may be required to participate in an after hours response arrangement as reasonably directed. Any applicable payment for after hours availability or work will be managed in accordance with the applicable industrial instrument and YMCA arrangements.

Duties and Responsibilities

1. Preventative Maintenance

• Routinely identify property damage, vandalism, hazards, maintenance issues, and risks.
• Develop and maintain a preventative maintenance plan outlining routine daily, weekly, monthly, biannual and annual tasks and identify works that require appropriately qualified external tradespeople or contractors.
• The Maintenance Caretaker is expected to:
• Undertake routine visual checks of lighting and replace light globes or batteries where safe and permitted. Electrical wiring, electrical fixtures and other licensed electrical work must be referred to an appropriately licensed contractor.
• Undertake routine inspection and basic upkeep of water retention pits where this does not involve regulated or licensed work.

1. Repair Work

• Undertake routine minor works and repairs that do not require a trade licence and are within the employee's skills, competence and authorisation. Examples include:
• Minor tap maintenance that is unregulated under Queensland law, such as replacing tap washers or shower heads and tightening loose tap handles or fittings where no regulated plumbing work is involved. All regulated plumbing and drainage work must be referred to an appropriately licensed contractor.
• Minor painting and touch up work.
• Basic joinery and first line maintenance of fixtures and fittings, such as tightening screws on hinges, adjusting door handles and undertaking temporary minor repairs following damage.
• The Maintenance Caretaker must not undertake regulated or licensed trade work unless they hold the required licence and are authorised by YMCA to perform that work.
• Maintain accurate records of maintenance requests, inspections, repairs completed and contractor attendance.
• In conjunction with the Housing Co-ordinator, identify works outside the scope of routine maintenance and organise approved external tradespeople or contractors.
• Coordinate site access and ensure tenants receive appropriate notification of planned contractor works.
• Meet external tradespeople or contractors on site where required, provide relevant site information, monitor progress and report delays, variations, defects or additional works to the Housing Co-ordinator.

1. Minor Janitorial Work (relief)

• Undertake janitorial functions when the Cleaner/Gardener is on leave, including:
• the cleaning of toilets, basins and floors;
• Ensure the car park areas are kept clean and maintain the garbage chutesTake out and return all rubbish bins for council collection and clean as required.

1. Caretaker Responsibilities

• Respond to security alarms as required and in accordance with YMCA procedures;
• Respond to smoke alarm notifications as required. Any testing, replacement or repair that requires licensed electrical work must be undertaken by an appropriately licensed contractor;
• Open and close common areas for daily use by residents where required;
• Assist tenants with maintenance related queries or issues and refer tenancy or support matters to the Housing Co-ordinator;
• Assist the Housing Co-ordinator to coordinate annual fire and emergency evacuation training drills;

1. Customer Service

• To work with the staff to provide the highest possible standard of customer service to the wider community;
• Respond to the needs of tenants and the wider community to ensure the quality of service meets agreed standards; and
• Report any tenant issues or enquires to the office.

1. Risk Management

• Maintain the work environment so as to minimise risk to tenants, wider community and staff.
• Report any identifiable risk so that immediate action can be taken.
• Comply with YMCA work health and safety policies, procedures and reasonable instructions relevant to the role.
• Maintain confidentiality of all YMCA information, records and files
• Maintain the Quality System and report any deviations from the intended system
• Uphold and promote the policies and mission of the YMCA Queensland including compliance with all accepted practices and protocols.
• Must be aware of and implement the YMCA’s Safeguarding Children and Young People Policy.

1. Management Support/YMCA Support

• Assist with planning and continuous improvement of YMCA Housing maintenance activities and services;
• Participate in training and development activities relevant to the role;
