Job Description

The Facilities Maintenance Technician is responsible for hands-on building and equipment maintenance, troubleshooting, repairs, and preventative maintenance across the facility. This role also provides custodial and janitorial support on an as-needed basis and delivers timely, professional service to internal teams.

Requirements

Essential Job Functions:

Primary Focus: Maintenance and Repair

· Troubleshoot, repair, and maintain facility equipment and building systems (mechanical focus).

· Perform routine and preventative maintenance on building systems and equipment using checklists and documented schedules.

· Complete minor commercial building repairs including doors, locks, hinges, wall patching, basic carpentry, painting, and hardware installation.

· Replace light bulbs, filters, batteries, and other common building components (and fixtures as trained).

· Support HVAC upkeep such as filter changes, basic troubleshooting, cleaning, and coordination with HVAC vendors for advanced repairs or licensed work.

· Perform basic plumbing tasks as trained, such as unclogging drains, replacing faucets, addressing minor leaks, and restroom fixture upkeep.

· Perform basic electrical tasks as trained and permitted by policy, such as replacing switches, outlets, or fixtures.

· Serve as the point of contact for facility issues, respond to requests promptly, communicate status updates, and provide excellent internal customer service.

· Notify management of major repair needs and coordinate service calls with vendors as needed.

· Maintain organized work areas, maintenance logs, inventory of common parts and supplies, and documentation of completed work.

Secondary Focus: Custodial and Janitorial (as needed)

· Clean building floors by sweeping, mopping, scrubbing, or vacuuming.

· Gather and empty trash and recycling.

· Service, clean, and supply restrooms.

· Clean and polish furniture and fixtures; dust furniture, walls, machines, and equipment.

· Clean windows, glass partitions, and mirrors using appropriate cleaners and tools.

· Set up, arrange, and remove tables, chairs, ladders, and equipment for meetings or events.

· Perform other duties as assigned to meet facility needs.

Competencies:

· Mechanical aptitude and comfort using hand tools and diagnosing basic mechanical issues.

· Dependability, punctuality, and consistent follow-through.

· Problem-solving and sound judgment with the ability to prioritize work.

· Customer service mindset and professional, respectful communication.

· Planning and organizing skills to manage work orders and preventative maintenance schedules.

· Quality and safety focus, including proper PPE use and safe ladder practices.

· Adaptability when priorities change or urgent requests arise.

Requirements and Qualifications:

· High school diploma or GED required.

· Experience in commercial building repair and maintenance strongly preferred.

· Experience coordinating with outside vendors and managing maintenance requests preferred.

· Working knowledge of plumbing and electrical is preferred (or willingness to learn).

· Effective oral and written communication skills.

· Multi-task oriented with strong attention to detail and professional decorum at all times.

Work Schedule:

1st shift, 7:30 am to 4:00 pm with a 30-minute lunch break and additional hours as necessary.

Physical Requirements:

· Ability to lift, carry, push, or pull typical maintenance supplies and equipment.

· Ability to work on ladders and perform tasks that may require bending, kneeling, reaching, or standing for extended periods.

· Ability to safely use common hand tools and maintenance equipment.
