We are seeking a skilled and dependable
Maintenance Technician
to join our condominium management team. This position is responsible for maintaining the community's buildings, common areas, and mechanical systems to ensure a safe, clean, and well-maintained environment for residents and guests. The ideal candidate will have experience in general building maintenance, including plumbing, electrical, HVAC, painting, drywall, and preventive maintenance.

Essential Duties & Responsibilities:

• 
  Perform routine maintenance and repairs throughout the condominium property.
• 
  Complete work orders promptly and professionally.
• 
  Troubleshoot and repair minor plumbing issues, including faucets, toilets, valves, drains, and irrigation components.
• 
  Perform basic electrical repairs, including replacing outlets, switches, lighting fixtures, breakers, and ballasts.
• 
  Conduct preventive maintenance on HVAC equipment and replace filters as scheduled.
• 
  Repair and patch drywall, perform interior and exterior painting, and complete minor carpentry repairs.
• 
  Maintain mechanical rooms, equipment rooms, storage areas, and maintenance shops.
• 
  Inspect common areas daily for maintenance needs and safety hazards.
• 
  Assist with pool area, clubhouse, fitness center, elevators, parking garage, and other common amenities.
• 
  Perform pressure washing of sidewalks, building entrances, pool decks, and other common areas as needed.
• 
  Replace light bulbs and maintain exterior and interior lighting.
• 
  Assist with vendor access and monitor contractor work when requested.
• 
  Set up and break down meeting rooms and community events.
• 
  Respond to emergency maintenance situations during or after normal business hours when required.
• 
  Maintain accurate records of completed work orders and preventive maintenance activities.
• 
  Ensure compliance with OSHA safety standards and company policies.
• 
  Maintain tools, equipment, and inventory of maintenance supplies.
• 
  Assist with hurricane preparedness, storm recovery, and emergency response procedures.
