Prestigious pre-war cooperative on East End Avenue seeks an experienced Resident Manager to lead a 16 member 32BJ union service staff and oversee all aspects of building operations, maintenance, and resident service. The role requires proven leadership, strong technical expertise, exceptional communication skills and experience in computer-based applications. Competitive salary and on-site two-bedroom, two-bath residence included.

Duties/responsibilities:

• Must have experience in overseeing, operating, and coordinating all preventative maintenance for all mechanical equipment throughout the building, including boilers, oil tanks, and plumbing.
• Access residents' apartments and possess/have access to apartment keys, including interacting with residents, sometimes in unsupervised situations.
• Enforcement of the Board's House Rules and Alteration policy.
• Supervise and perform regular inspections on all alterations in apartments.
• Provide inspection photos and updates to building manager.
• Orients and trains all employees to perform maintenance activities and tasks; porters/handymen.
• Respond and/or dispatch employees to address daily shareholder issues and needs to ensure a timely response and resolution.
• Coordinate with management and third-party engineers on capital projects.
• Work with management on annual budget needs for operating and capital budgets
• Inspect apartments following leaks, odor/noise complaints.
• Schedule and coordinate boiler inspections
• Ensure interior and exterior maintenance and cleanliness.
• Ensure all compliance and regulations are being met.
