Salary Range: $31.25 - $33.65 Hourly

Intro/Program Description: Goddard Riverside is a well-established Manhattan community-based agency with an annual operating budget of approximately $ 50 million. Goddard Riverside is one of New York City’s leading human service organizations meeting the basic needs of children, youth and families, homeless people, and older adults across Manhattan and New York City.
Purpose of Position: We are seeking an experienced and dependable Live-In Building Superintendent to oversee the daily maintenance, safety, cleanliness, and physical condition of a 34-unit supportive housing property in New York City. Building Superintendent is responsible for the day-to-day maintenance, cleanliness, safety, and overall physical condition of the supportive housing property. The Superintendent ensures that the building, apartments, common areas, mechanical systems, and grounds are properly maintained and that maintenance concerns are addressed promptly.
Schedule: Monday–Friday (on call evenings and weekends) 9:00am-5:00pm

Range: $31.25-$33.65
Candidates must have the required qualifications to be considered for the position. The salary offer will be based on the candidate’s number of years experience in the exact or comparable position and additional preferred qualifications will be taken into account.
Roles, Responsibilities, and Essential Duties Role, Responsibilities, and Essential Duties
The Superintendent will be responsible for maintaining the building, responding to maintenance concerns, coordinating vendors and contractors, assisting with inspections, and ensuring residents have a safe, clean, and well-maintained living environment. The ideal candidate is hands-on, dependable, professional, and able to respond appropriately to building emergencies.
- Conduct daily inspections of the building and common areas.
- Respond to resident maintenance requests and complete work orders promptly.
- Perform basic plumbing, electrical, carpentry, painting, and general maintenance.
- Monitor heating, hot water, plumbing, HVAC, electrical, elevator, and other building systems.
- Identify and report hazardous or unsafe conditions.
- Maintain hallways, stairwells, lobby, basement, mechanical rooms, and exterior areas.
- Assist with apartment turnovers and preparation of vacant units.
- Coordinate access for vendors, contractors, inspectors, and management.
- Monitor contractor and vendor work.
- Maintain accurate maintenance logs, work orders, inspection records, and inventory.
- Assist with HPD, HUD, NSPIRE, HQS, fire safety, and other inspections.
- Address inspection deficiencies and report outstanding issues to management.
- Monitor pest control concerns and coordinate extermination services.
- Maintain appropriate maintenance supplies, tools, and equipment.
- Respond to building emergencies in accordance with established procedures.
- Work cooperatively with property management and supportive services staff.
- Maintain professional boundaries and respect resident privacy and confidentiality.
- Supervise or coordinate maintenance/porter staff when assigned.
- Perform other duties as assigned by management.
Live-In Responsibilities
Because this is a live-in position, the Superintendent must:
- Maintain a professional presence at the property.
- Be available to respond to building emergencies in accordance with the property's on-call and emergency procedures.
- Respond promptly to emergency building conditions when required.
- Immediately notify management of serious emergencies or conditions affecting residents or building safety.
- Maintain professional boundaries with residents and staff.
- Not allow personal activities or visitors to interfere with job responsibilities.
- Follow all buildings, company, safety, and emergency policies.

Qualifications/Educational Requirements
- High school diploma or equivalent
- FDNY Sprinkler and Standpipe S12, S13, S95, P99 certification(s) required.
- Minimum of 3 years of building maintenance or superintendent experience preferred.
- Experience working in residential or supportive housing is a plus.
- Knowledge of basic plumbing, electrical, carpentry, painting, HVAC, and general building maintenance.
- Ability to troubleshoot and resolve routine maintenance issues.
- Knowledge of HUD, HPD, NSPIRE, HQS, or other housing regulations is a plus.
Knowledge, Skills and Abilities

Computer Skills Needed
- Microsoft office suite
- Experience with or ability to learn Yardi Voyager
Physical Requirements/Working Conditions
Able to lift 50lbs, stand for extended periods, walking distances, climbing stairs, operate required equipment power tools, mechanical equipment, etc., climb ladders, enter and exit tight spaces. Ability to work indoors and outdoors in various weather conditions. Lift and carry maintenance supplies and equipment. Safely operate common maintenance tools and equipment. Perform routine inspections throughout the property.
