About the Role

We’re looking for a commercially astute Leasing Manager to lead and optimise our national property leasing portfolio. This is a high-impact role responsible for delivering cost efficiencies, driving strategic leasing decisions, and ensuring strong governance across all leasing activities.

This is an exciting time to join HCF, with a strong pipeline of new sites and portfolio initiatives underway. You’ll play a key role in delivering new retail locations and supporting the evolution of our retail property footprint, directly enabling business growth and transformation.

You’ll partner closely with senior stakeholders and lead complex negotiations to deliver long-term value across the portfolio.

What You’ll Be Doing

Portfolio Optimisation & Strategy

  • Drive cost optimisation across a diverse leasing portfolio

  • Lead rent reviews, market benchmarking, and lease renegotiations

  • Identify opportunities for consolidation, relocation, sub-leasing, or early exits

  • Provide strategic insights on property market trends and portfolio performance

  • Partner with business units to support expansion, contraction, and transformation initiatives

Leasing Management & Governance

  • Manage end-to-end leasing arrangements across the portfolio (mainly retail sites)

  • Ensure all lease renewals, expiries, and critical milestones are proactively managed

  • Lead structured approval processes, including business case development

  • Act as the SME for all leasing matters across the organisation

Reporting & Insights

  • Deliver executive-ready reporting on lease strategy, pipelines, savings, and risk exposure

  • Develop dashboards and reporting frameworks to track portfolio performance

  • Provide regular updates and insights to senior stakeholders

Stakeholder & Relationship Management

  • Build strong internal relationships and provide trusted commercial advice

  • Lead negotiations with landlords and external property advisors

  • Collaborate with Facilities and Project teams on fit-outs and refurbishments

Administration & Compliance

  • Maintain accurate lease documentation, registers, and contract records

  • Oversee lease administration and ensure timely, accurate rental invoicing

  • Support branch maintenance queries and resolve property-related issues

  • Ensure compliance with WHS and regulatory requirements

About You

Essential:

  • Proven experience managing a medium to large-scale leasing portfolio in retail

  • Strong commercial negotiation skills with a track record of delivering cost savings

  • Deep understanding of lease structures, incentives, and property risk

  • High attention to detail with strong governance and documentation discipline

  • Ability to manage multiple deadlines and time-critical lease events

  • Strong analytical skills with experience delivering insights to senior stakeholders

  • Excellent communication and stakeholder management skills

Desirable:

  • Experience within the NFP or Private Health Insurance (PHI) sector
