The Leasing Executive is responsible for managing the full leasing cycle, ensuring a smooth process from client engagement to final contract signing. The role requires strong market awareness, customer service skills, system proficiency, and the ability to coordinate seamlessly with internal teams and clients.
Key Responsibilities
The key duties and responsibilities of the Leasing Executive include, but are not limited to:
Leasing Strategy & Execution:Develop and implement proactive leasing strategies tailored to the unique mix of components (retail, office, residential) within the portfolio .
Tenant Acquisition:Identify, target, and secure high-quality tenants. Conduct market research to identify trends, gaps in the market, and potential brand alignments.
Deal Negotiation:Handle the end-to-end leasing process, including conducting site viewings, negotiating commercial terms (rent, fit-out periods, rent-free periods), and finalizing lease agreements.
Relationship Management:Build and maintain strong relationships with prospective tenants, real estate brokers, and existing tenants to ensure high retention rates.
Tenant Mix Optimization:Curate a strategic tenant mix that enhances foot traffic, maximizes cross-visitation between components, and boosts overall property value.
Reporting & Analysis:Prepare regular leasing reports, pipeline updates, and market analysis for senior management.
Collaboration:Work closely with Property Management, Marketing, and Legal teams to ensure seamless tenant onboarding, alignment on promotional events, and compliance with local regulations.
Required Skills & Qualifications
Experience: 3 to 5+ years of active real estate leasing experience, with a proven track record specifically in mixed-use projects (Retail + Residential/Office).
Education: Bachelor’s degree in Real Estate, Business Administration, Marketing, or a related field.
Market Knowledge: Deep understanding of local real estate laws, zoning regulations, commercial lease structures, and current market trends.
Negotiation: Sharp negotiation and closing skills with the ability to handle complex, multi-faceted lease agreements.
Communication: Exceptional interpersonal and presentation skills; ability to pitch to corporate brands as well as local boutique operators.
Tech Savvy: Proficiency in property management and CRM software (e.g., Yardi )
