As a Floating Leasing Consultant, you will provide leasing and operational support across multiple apartment communities within our portfolio based on business and staffing needs. This is a multi-site position that requires regular travel between assigned properties. You will support leasing efforts, conduct property tours, assist prospective and current residents, and help maintain a positive resident experience at each community you support.

The ideal candidate is adaptable, dependable, and comfortable transitioning between different properties, teams, and leasing environments while consistently delivering exceptional service and achieving leasing goals.

Essential Functions: (Include but are not limited to):

Accountability:

  • Take ownership of the leasing process from start to finish, ensuring that all tasks are completed accurately and efficiently.
  • Maintain thorough records of prospective resident interactions, lease agreements, and move-in/move-out procedures.
  • Adhere to leasing policies and procedures and fair housing regulations to ensure compliance and mitigate risk.

Legendary Customer Service:

  • Provide legendary customer service to prospective and current residents, building rapport and trust through timely and effective communication.
  • Conduct property tours and highlight apartment homes in a compelling and informative manner, emphasizing the features and amenities that meet prospective residents' needs.
  • Address inquiries, concerns, and maintenance requests promptly and professionally, exceeding resident expectations at every opportunity.
  • Consistently follow up with prospective residents, maintain accurate prospect activity, and work to convert qualified leads into leases.
  • Support property occupancy and leasing goals through timely prospect follow-up, tours, applications, and lease execution.

Marketing and Outreach:

  • Support property marketing and outreach efforts to generate prospective resident traffic and increase leasing activity.
  • Build relationships with local businesses, organizations, and community leaders to generate referrals and drive leasing traffic.
  • Attend community events and networking functions to promote our properties and engage with potential residents.

Lease Administration:

  • Assist prospective residents with the application and screening process in accordance with company policies and applicable requirements.
  • Prepare and execute lease agreements, ensuring accuracy and compliance with leasing regulations and best practices.
  • Coordinate move-in/move-out procedures, conducting unit inspections and facilitating a smooth transition for residents.

Travel and Coverage:

  • Provide leasing and customer service coverage across multiple assigned apartment communities based on staffing and business needs.
  • Regularly travel between properties within the assigned portfolio.
  • Quickly adapt to different property teams, resident needs, leasing activity, and community operations.
  • Maintain flexibility in work location and scheduling to support coverage needs across the portfolio.
  • Consistently follow company leasing standards, policies, and service expectations at each assigned community.

Qualifications:

  • High school diploma or equivalent; additional education or training in sales, marketing, or real estate preferred.
  • Minimum of 2 years of experience in leasing, sales, or customer service, preferably in the multifamily housing industry.
  • Strong interpersonal and communication skills, with the ability to build rapport and establish positive relationships with diverse audiences.
  • Resilience and adaptability to thrive in a fast-paced, multi-site environment, with a solutions-oriented mindset and a commitment to achieving goals.
  • Knowledge of fair housing laws and regulations, as well as leasing best practices.
  • Proficiency in Microsoft Office suite and property management software.
  • Valid driver’s license, proof of auto insurance, and reliable transportation required.
  • Ability and willingness to regularly travel between assigned properties based on staffing and business needs.
