About the Position

At Columbia Sportswear, our Real Estate team plays a critical role in driving strategic decisions that support global retail expansion and performance. We are looking for a Real Estate Lease Portfolio Analyst to support lease portfolio analytics, financial evaluation, and data-driven insights across North America.

This role is ideal for a detail-oriented and analytical professional with strong experience in real estate analytics, lease portfolio management, and financial modeling. You will work closely with Real Estate, Finance, and Operations teams to ensure lease compliance, optimize costs, and provide insights that influence store performance and investment decisions.

How You’ll Make a Difference

  • Analyze and manage the global lease portfolio, ensuring compliance with lease terms and identifying optimization opportunities
  • Develop and maintain ROI models and financial analysis for new store openings, relocations, and expansions
  • Perform detailed analysis of lease clauses, including co-tenancy, termination rights, operating restrictions, and landlord obligations
  • Conduct CAM audits, rent reconciliations, and tax reviews to ensure accuracy and avoid overpayments
  • Build and maintain Power BI dashboards and analytical reports to support real estate and business stakeholders
  • Deliver hindsight analysis (forecast vs. actual performance) to evaluate store profitability and investment decisions
  • Maintain and ensure accuracy of lease databases, including critical dates such as expirations, renewals, and terminations
  • Perform retail market and competitor analysis, including store traffic trends, center performance, and demographic insights
  • Utilize GIS and mapping tools (Sitewise, Placer.ai, etc.) for location-based analysis and reporting
  • Support preparation of lease reports, portfolio reviews, and governance updates for leadership
  • Partner with cross-functional teams (Real Estate, Finance, Operations, landlords, vendors) to drive informed decision-making
  • Identify opportunities for cost optimization, efficiency improvements, and portfolio strategy enhancements

You Have

  • Bachelor’s degree in Business, Law, Real Estate, or related field (or equivalent experience)
  • 5–8 years of experience in real estate analytics, lease portfolio management, or retail operations support roles
  • Strong experience in ROI modeling, financial analysis, and lease performance metrics
  • Hands-on experience working with lease agreements, contract terms, and landlord obligations
  • Experience conducting CAM audits, rent reviews, and lease compliance checks
  • Proficiency with lease management systems such as ProLease, Accruent, Lucernex, or similar tools
  • Strong expertise in data analysis, reporting, and dashboarding (Power BI preferred)
  • Advanced skills in MS Excel and PowerPoint for financial analysis and presentations
  • Exposure to GIS / mapping tools (Sitewise, ESRI, MapInfo, Placer.ai) is a strong advantage
  • Knowledge of North America retail market, store operations, and location strategies preferred
  • Ability to manage large datasets with high accuracy and compliance focus
  • Experience collaborating with global stakeholders and cross-functional teams
