The Project & Development Services (PDS) team offer a full suite of offerings from Project Management, Cost Management, Building Consultancy, MEP Design, Workplace, Interior Design, Programme Management Office (PMO) and Design & Build to our clients.

This position will lead large-scale and complex construction and development projects while building trusted client partnerships, developing Project Managers and contributing to the continued growth of our Investor business in Japan.

CORE RESPONSIBILITIES

主たる責務

日本全国のデータセンター、物流施設、製造施設、商業施設等の大型・高難度な建設・開発プロジェクトにおいて、プロジェクト、クライアントおよびチームを総合的にリードしていただきます。

• 日本全土におけるデータセンター、物流施設、製造施設、オフィス、商業施設等の新築・増築・移転・改修プロジェクトを統括。
• 企画・事業計画段階から設計、調達、施工、T&C、引渡しまでのプロジェクトライフサイクル全体を管理。
• プロジェクトディレクターまたはプロジェクトリードとして、複数案件の予算、品質、工程、安全、リスクを総合的に統括。
• クライアント対応の責任者として、主要ステークホルダー、コンサルタント、設計者、施工会社、行政機関ならびに経営幹部層との関係構築・調整を主導。
• 調達戦略の立案、入札業務の管理、ベンダー評価の実施、商業条件の交渉、および契約の締結・運営を主導。
• プロジェクト全体を通じてリスク管理、変更管理および課題解決を推進し、円滑なプロジェクト遂行を実現。
• 若手プロジェクトマネージャーや社内チームへの指導・育成を実施。
• 新規顧客開拓、提案活動、既存顧客との関係拡大、新規案件の創出など、Investorビジネスの成長を主体的に推進。
• データセンター等のミッションクリティカル施設における[EM1.1]電力・機械設備・冷却設備・UPS・非常用発電機等の重要インフラ整備を含むプロジェクトを統括。
• 顧客とのリレーションシップ強化、提案活動の推進、戦略的顧客アカウントの成長促進を含む事業開発イニシアチブを主導的にリード[EM2.1]。

In this senior leadership role, you will lead large-scale construction and development projects across Japan while providing leadership to clients and project teams. Your responsibilities will include, but are not limited to:

• Lead the delivery of data centers, logistics facilities, manufacturing plants, commercial offices, and large-scale capital projects across Japan.
• Manage the full project lifecycle from feasibility, planning, design, procurement, construction, commissioning, and handover.
• Provide strategic leadership for multiple concurrent projects while ensuring delivery within budget, schedule, quality, and safety requirements.
• Act as the primary client interface and lead engagement with senior stakeholders, consultants, designers, contractors, authorities, and executive management teams.
• Develop procurement strategies and lead tendering, vendor selection, commercial negotiations, and contract administration activities.
• Drive project governance, risk management, change management, and issue resolution throughout project execution.
• Mentor, coach, and support junior project managers and project teams.
• Support business development activities, including client relationship management, proposal preparation, and new business opportunities.
• Lead mission-critical infrastructure developments including power systems, cooling systems, MEP installations, commissioning, and operational readiness.
• Lead business development initiatives, including client relationship development, proposal preparation and strategic account growth.

SKILLS, QUALIFICATION & EXPERIENCE

• 建設業界または不動産開発業界において10年以上の実務経験。
• プロジェクトマネージャー、コンストラクションマネージャー、デベロップメントマネージャー、または同等の立場で、複雑なプロジェクトを主導した実績。
• プロジェクト予算、スケジュール、品質、リスク、およびステークホルダーの期待値管理における豊富な経験。
• 優れたコミュニケーション能力、リーダーシップ、交渉力、およびステークホルダーマネジメント能力。
• 高い分析力、問題解決能力、および意思決定能力。
• MS Officeを熟知。

＜歓迎要件＞

• データセンター、ミッションクリティカル施設、製造工場、物流施設、大規模開発案件の経験。
• 一級建築士、一級施工管理技士、CCMJ、PMP、RICS等の関連専門資格保有者[EM4.1]。
• MEPシステム、ミッションクリティカルなインフラ環境、およびT&Cプロセスに関する知識。
• マルチナショナル企業やグローバル環境での業務経験、ならびに国際的なステークホルダーが関与するクロスボーダープロジェクトの経験
• 顧客開拓、提案活動、アカウントマネジメント等のビジネスデベロップメント経験
• AutoCAD、Revit、BIMツールやMS Project、Primavera P6, Procore等の工程管理システム[EM5.1]利用経験

<Required>

• Bachelor's degree or equivalent qualification in Architecture, Engineering, Construction Management, Project Management, or related discipline.
• Typically 10 or more years experience within the construction, development, or infrastructure industry.
• Proven track record leading complex projects as a project manager, construction manager, development manager, or equivalent.
• Extensive experience managing project budgets, schedules, quality, risk, and stakeholder expectations.
• Outstanding communication, leadership, negotiation, and stakeholder management skills.
• Excellent analytical, problem-solving, and decision-making capabilities.
• Advanced proficiency in Microsoft Office applications.

<Preferred>

• Experience delivering data centers, mission-critical facilities, manufacturing plants, logistics facilities, and large-scale developments.
• Relevant professional qualifications such as First-Class Architect, First-Class Construction Management Engineer, CCMJ, PMP or RICS would be advantageous.
• Understanding of MEP systems, critical infrastructure environments, and commissioning processes.
• Experience working within multinational organizations and cross-border project environments.
• Demonstrated business development, client relationship management, and account management experience.
• Experience using AutoCAD, Revit, BIM platforms, MS Project, and/or Primavera P6, and Procore.
