Primary Responsibilities:

As a Lead Maintenance Technician, you will be an essential part of the maintenance team, ensuring the skilled preparation of vacant apartments for move-in according to NWR standards of excellence. Complete service requests for residents efficiently and effectively as delegated by any Maintenance Supervisor in a thorough manner focusing on exceptional customer service. Complete tasks/service requests on the property including but not limited to grounds, pet areas, common areas, amenities, etc. Participate in the preventative maintenance programs and required documentation. At times the Lead Maintenance Technician should be able to train and shadow other service technicians in the region.

As a Lead Maintenance Technician, your primary responsibilities include:

  • Able to share knowledge and insight of industry, property functions and the overall technician role, train, shadow and/or mentor other service technicians within the company on an as needed basis.
  • Meticulously maintain curb appeal, keeping grounds and all common areas free of trash, debris, and pet waste throughout the day.
  • Prepare vacant apartments for move in; making repairs/replacements as needed to maintain the level of expectation of residents, ownership, and management.
  • Complete service requests in a timely and thorough manner considering budgetary restraints.
  • Schedule and oversee any third-party vendor/contractor to ensure that scopes of work are completed according to expectations and contract in a timely manner.
  • Work as the assistant to the Service Manager by assisting in ordering, capex considerations, budget, vendor relations, team member trainings, etc.
  • Operate pools/hot tubs/saunas, etc. and maintain daily to ensure the safety of residents and update records as required by municipality.
  • Report any maintenance issues/concerns and property safety issues to Service Manager and help with remedy.
  • Complete special projects and preventative maintenance as delegated by Service Manager.
  • Troubleshoot all systems on property from mechanical, carpentry, plumbing and electrical including diagnostics and report to Service Manager if unable to remedy the issue.
  • Must be familiar with OSHA requirements as they pertain to site and adhere to procedures.
  • Must be accessible 24/7 for on-call or on-call support for other team members.
  • Comply with environmental/Operations and Maintenance procedures.
  • Perform other reasonable duties as requested.

What you bring to the role:

  • Minimum of 1 year of experience in multifamily property maintenance.
  • Ability to work independently and manage time effectively, while maintaining a high level of quality in all tasks.
  • Experience in residential repairs, including plumbing, electrical, HVAC, carpentry, and appliance maintenance.
  • Strong attention to detail and the ability to quickly assess and address maintenance issues.
  • Exceptional customer service skills and a professional, customer-focused attitude.
  • Understanding of safety protocols and compliance standards to minimize liability and ensure the property remains in top condition.
  • Ability to lift and move up to 50 pounds and perform physically demanding tasks. Valid driver’s license and insurance are required.
  • EPA Universal and CPO Certifications required or be able to obtain within a reasonable timeframe upon hire.
  • Proficiency with property management software, apps, and general computer programs.
  • Strong problem-solving abilities and a creative, solution-oriented mindset.
  • A polished, professional appearance with the ability to represent the brand with pride
  • Willingness to learn new skills, take on new challenges, and work collaboratively in a fast-paced environment.
