  • Inspects property daily and identifies any potential hazards, damage, repairs and improvement opportunities. Inspection and repair per approval from management.
  • Receives, addresses, and responds to daily work orders from and to management.
  • May work with other maintenance staff on larger projects requiring two or more individuals.
  • Maintains machinery, equipment and tools in working order and maintains a clean and safe work environment.
  • To wear personal protective equipment when conditions require or when required to do so by the relevant risk assessment.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
  • Recognize danger and safety hazards and immediately notify management to properly eliminate.
  • Record and track all maintenance supply orders and other inventory items in an organized manner.
  • Ensure all maintenance requests are responded to and closed out in a timely manner.
  • Ability to troubleshoot systems and equipment failures.
  • General interior maintenance including but not limited to painting, drywall repair, furniture assembly, furniture repairs, installation of office furniture systems painting and decoration, hang pictures, install keyboard trays, lighting maintenance.
  • General exterior maintenance including but not limited to various fabric and grounds duties, carpentry, plumbing repairs & blockages, roof inspections, painting and floor repairs, furniture repairs, tiling jobs, door repairs, paver maintenance, removal and disposal of large items.
  • General plumbing maintenance including but not limited to replacement and installation of faucets, pipes (waste, roof, and common line), toilets, urinals, soldering, snake minor and major plumbing line, pumps.
  • General electrical maintenance including but not limited to replacement or installation of power switches, receptacles, light ballast, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, run new electrical line, capability to troubleshoot electrical line, and conduit installation.
  • General painting and drywall repair including but not limited to includes filling in small holes, replacing walls, capability create temporary barricade walls.  Installing wallboards to ceilings or to interior walls of buildings and applying plaster. Smooths out imperfections with trowels and shackle. Applies coats of compound after panels are mounted to walls or ceiling, preparing painting surfaces by washing walls, repairing holes, or removing old paint. Mixing, matching, and applying paints and other finishes to various surfaces. Providing decorative and faux finishes as the project requires. Cleaning up supplies and replacing fixtures when project is completed.
  • Carry out various fabric and grounds duties including but not limited to - general repairs, general carpentry, general plumbing repairs & blockages, painting and floor repairs, furniture repairs, tiling jobs, doors, paver maintenance, removal and disposal of large items.
  • Provides ongoing preventative maintenance to property vehicle, golf carts and janitorial carts
  • Assists management with execution of center events, holiday preparation and on-going maintenance of signage hardware.
  • Room and space setups for events, conferences and trainings.
  • Provides coverage to the properties during weekends and holidays.
  • On call for after-hours emergencies.

Qualifications

  • High School Diploma or GED.
  • Detail oriented and organizational
  • Provide excellent customer service
  • Thorough working knowledge of facility equipment units, their usage, and safety procedures
  • Ability to manage time and responsibilities independently
  • Must have a flexible schedule
  • Minimum of three years facilities maintenance experience performing basic carpentry, electrical, mechanical, and plumbing functions. Shopping center maintenance experience preferred.
  • Must be able to work independently and as part of a team.
  • Ability to read and interpret documents and comprehend instructions. Ability to effectively present information to management.
  • Ability to define problems, collect information and report to management for understanding.
