The Role: Lead Generation and Research Specialist
Imagine being the researcher behind every deal before it’s a deal, the person who knows a building’s elevator count, its management company, and the facilities director’s direct line before anyone picks up the phone. Every prospect you source, every record you verify, and every outreach email you personalize helps a growing business development team reach the right people with the right message, not another cold blast.
You’re not simply filling a spreadsheet. You’re the research engine behind a relationship-based sales strategy focused on commercial property managers, facilities directors, and building owners across Seattle and, eventually, broader Washington State. From cross-referencing municipal permit data to keeping HubSpot free of duplicates, your work directly supports a pipeline of hyper-targeted, well-informed outreach.
You thrive on connecting scattered data points into a complete picture, staying organized across multiple sources, and writing outreach that reads like it was written for one person, because it was. Whether you’re verifying a decision-maker’s email, logging equipment details on a commercial property, or flagging a duplicate record, you bring accuracy, curiosity, and follow-through to every task.
What Your Days Might Look Like:
Conduct hyper-targeted lead generation focused on commercial property managers, facilities directors, building owners, and decision-makers.
Source and identify 20-30 qualified prospects per day using LinkedIn, property databases, public records, municipal permit portals, and other available research tools
Research commercial properties and gather relevant building information including elevator counts, equipment details, maintenance history, and other available records
Cross-reference business addresses, company information, and building records across multiple sources to verify accuracy
Extract and organize detailed building and equipment data into the CRM system
Identify, verify, and update contact information including email addresses, phone numbers, company details, and decision-maker information
Maintain a clean, organized, and accurate CRM database with no duplicate records
Ensure all prospect records are properly documented, updated, and verified before outreach activities
Draft highly personalized outreach emails using company-provided templates and research gathered on target accounts
Support relationship-based business development efforts by helping create customized outreach rather than generic mass marketing campaigns
Assist with backend operational workflows and administrative support tasks as needed
Prioritize and organize emails, research data, and business information
Track daily activity and maintain progress reports for leadership review
Provide clear end-of-day updates outlining completed work, research findings, lead generation output, and project progress
Assist in documenting processes and creating systems that can be replicated and scaled as the company grows
Continuously identify ways to improve research efficiency, lead generation workflows, and CRM organization
Who We Think Will Thrive in This Role:
You have strong data literacy and logical reasoning skills, with the ability to conduct detailed research, gather information from multiple sources, and connect data points accurately.
You have exceptional attention to detail with a proven ability to maintain accurate records, verify information, and ensure database integrity.
You have excellent written communication skills and can create personalized, professional outreach messages that don’t read like templates.
You’re a self-starter who can work independently, take ownership of tasks, meet daily goals, and maintain productivity with minimal supervision.
You’re comfortable working across multiple research tools and platforms and adapt quickly to new ones
You’re highly organized and can manage multiple priorities, deadlines, and recurring research tasks simultaneously
You enjoy following structured workflows while looking for ways to improve accuracy and efficiency
You enjoy collaborating and thriving in a remote team environment
You are willing to work in a US time zone schedule.
