The Lead Development Manager is a senior role within Hyde’s Investment, Development & Partnerships division, focused on identifying, securing and progressing high-quality land opportunities that drive our development ambitions.You’ll lead projects from site identification through to planning consent across a mix of brownfield and greenfield sites, using strong commercial insight to maximise value while supporting sustainable development and the creation of thriving communities.

Key Responsibilities / What You’ll Be Doing

  • Lead the identification, appraisal and acquisition of land opportunities aligned to Hyde’s development strategy

  • Manage the planning process to secure implementable consents and maximise site potential

  • Project manage multiple acquisitions concurrently, ensuring delivery within agreed budgets and timescales

  • Build and maintain strong relationships with local authorities, agents, landowners and key stakeholders

  • Lead and develop a high-performing team, fostering collaboration and driving delivery

  • Oversee viability, S106 negotiations and financial appraisals to ensure strong commercial outcomes

  • Prepare and present high-quality board papers to support decision-making on land opportunities

Essential Skills and Experience

  • Proven experience in land acquisition, development management and securing planning permission

  • Strong commercial acumen with experience of financial appraisals and viability assessments

  • In-depth knowledge of the UK planning system, including S106 and CIL negotiations

  • Experience leading and developing high-performing teams and managing complex projects

  • Excellent stakeholder management skills with the ability to influence and build relationships at all levels
