Analyze and review documents for the signing of land lease agreements for the various projects managed by the property team, such as BTS, Renewals, DAS, Amendments, Rent Reductions, Cost Reductions, Index Freezes, GLO, GLI, STL, LTL, LAP, Cancellations, etc., and, if necessary, prepare the contracts and/or agreements in accordance with applicable and current Mexican laws, procedures, standards, and policies established by the company, in order to formalize the contractual relationship with the owners of the properties where the sites will be built or with the owners of the properties where we have existing sites, if required by the operation.
DUTIES AND RESPONSIBILITIES:
1. Serve internal and external clients, as well as lessors, to understand their requests and meet their needs promptly and efficiently, providing quality service and establishing long-term relationships.
2. Prepare placement contracts, BTS (Built-to-Suit – sites built to the client's exact specifications), cancellations, modifications, financing agreements, and contracts for temporary and additional equipment to justify the technical and economic requirements to which the client will be subject.
3. Prepare and deliver construction commencement letters to the Construction Managers in the Development department for delivery and signature by the lessor, thus initiating site construction.
4. Analyze and review documents for the signing of land lease agreements for the various projects managed by the property team, such as BTS, Renewals, DAS, Amendments, Rent Reductions, Cost Reductions, Index Freezes, GLO, GLI, STL, LTL, LAP, Cancellations, etc.
5. Prepare the contracts and/or agreements for the projects managed by the property team, such as BTS, Renewals, DAS, Amendments, Rent Reductions, Cost Reductions, Index Freezes, GLO, GLI, STL, LTL, LAP, Cancellations, etc., as needed.
6. Understand the guidelines for the Land Lease Agreement templates.
7. Understand ATC's policies regarding Compliance, FCPA, and OFAC. 8. Understand the DOA guidelines for signing Land Lease Agreements.
9. Prepare reports on managed projects as required by Management, the Directorate, and/or the Vice Presidency.
10. Issue notifications of contractual breaches to internal and external clients.
11. Manage notifications with a Notary Public.
12. Provide support and guidance to our key stakeholders regarding the leases of properties held by the company, specifically concerning the terms of the signed agreements, such as inheritance, changes of beneficiaries, changes in rent payments, and any other questions regarding the clauses of the Land Lease Agreements.
JOB PROFILE:
Education and Experience
• Bachelor's degree in Law with knowledge of Civil and Commercial Law.
• Minimum of 2 years of experience drafting contracts, especially real estate leases.
• Basic English.
• Proficiency in Microsoft Office.
