ABOUT THE ROLE
The Land Professional role is responsible for supporting land, title, right-of-way, lease, easement, acquisition, and real estate activities for utility-scale power generation, energy storage, transmission, and other grid-connected energy infrastructure projects across the U.S. The role is intended for a land and real estate professional with relevant experience in energy infrastructure development, landowner engagement, rights-of-way, site control, lease and easement negotiation, ALTA survey coordination, title review, curative coordination, utility coordination, oil and gas-related land matters, project acquisitions, and land due diligence. The individual will support projects from early-stage site screening and land strategy through land acquisition, title review, permitting support, interconnection-related land needs, construction readiness, financing support, and transition into construction and operations.
The position will be based in Ferrovial’s U.S. office in Austin, Texas and reports to the U.S. Land and Title Manager. The Land Professional will work closely with the U.S. Development team, legal, engineering, construction, interconnection, transmission, environmental, permitting, finance, commercial, M&A, and asset management teams. The role will help manage land and title workstreams across multiple U.S. regions, coordinate internal and external land consultants, support project acquisitions and co-development opportunities, maintain land-related project trackers, and help advance projects while maintaining development discipline, landowner trust, commercial focus, and strong stakeholder relationships.
Support land, title, right-of-way, lease, easement, acquisition, and real estate activities for utility-scale renewable energy, energy storage, transmission, hybrid, and other grid-connected energy infrastructure projects from early-stage screening through construction readiness.
Assist with development and execution of land acquisition strategies, including site control planning, parcel analysis, landowner outreach, lease and easement negotiations, access agreements, crossing agreements, option agreements, purchase agreements, and other land-related documents.
Support right-of-way activities for generation tie-lines, transmission interconnections, access roads, collection systems, drainage improvements, utility crossings, fiber routes, and other project infrastructure.
Coordinate with landowners, tenants, local officials, community stakeholders, surveyors, title companies, outside counsel, land agents, right-of-way consultants, utilities, RTOs/ISOs, transmission providers, and other project stakeholders.
Review and support negotiation of leases, easements, rights-of-way, amendments, assignments, subordinations, consents, crossing agreements, surface use agreements, and other real estate instruments needed for project development, financing, construction, and operations.
Support title review, title commitment analysis, exception review, mineral ownership review, curative tracking, survey coordination, legal description review, encumbrance analysis, and resolution of title, access, ownership, and boundary issues.
Work closely with legal, development, engineering, construction, environmental, permitting, interconnection, and transmission teams to align land rights with project layouts, site plans, gen-tie routes, access needs, setback requirements, environmental constraints, constructability requirements, and commercial objectives.
Support project acquisitions, co-development opportunities, and M&A diligence by reviewing land control status, title issues, lease terms, easement coverage, right-of-way requirements, curative items, landowner obligations, schedule risks, and key real estate assumptions.
Prepare and maintain land schedules, parcel matrices, ownership reports, title and curative trackers, landowner contact logs, document status reports, consultant scopes, risk registers, budget inputs, and internal business updates.
Coordinate ALTA surveys, boundary surveys, title surveys, title searches, environmental access, field investigations, appraisal support, landowner meetings, surveyor deliverables, document execution, notarization, recording, and closing-related activities.
Conduct land and real estate analysis across multiple U.S. regions, including regional landowner practices, agricultural uses, mineral rights, water rights, oil and gas activity, surface use constraints, permitting considerations, county recording requirements, tax issues, access constraints, and local stakeholder dynamics.
Support financial feasibility analysis by providing assumptions related to land costs, lease payments, easement compensation, acquisition costs, title and curative expenses, survey costs, consultant budgets, landowner obligations, and schedule impacts.
Prepare clear written updates and presentation materials for internal management, project reviews, investment approvals, acquisition diligence, partner discussions, land strategy meetings, and executive-level reporting.
Help manage relationships with landowners, local officials, community leaders, title companies, surveyors, outside counsel, consultants, developers, utilities, oil and gas operators, transmission providers, contractors, and other land-related stakeholders.
Support project transition from development to financing, procurement, construction, commissioning, operations, and asset management by ensuring land rights, title work, document records, and stakeholder obligations are complete, accurate, and organized.
Track land, title, right-of-way, real estate, policy, regulatory, market, and industry trends affecting renewable energy, energy storage, transmission, and other energy infrastructure projects across multiple U.S. regions.
Promote a culture of safety, integrity, accountability, collaboration, respect, landowner trust, commercial discipline, and strong documentation across all land and project activities.
Land management, real estate, business, energy, environmental, engineering, planning, law, or other relevant degree preferred; equivalent land, right-of-way, title, real estate, or energy infrastructure experience will be considered.
Relevant experience in energy land, right-of-way, leasing, easement acquisition, title, land administration, real estate, project development, utility-scale infrastructure, IPP, utility, consulting, land services, or project acquisition environments.
Experience supporting land acquisition, site control, lease negotiation, easement negotiation, right-of-way acquisition, title review, curative coordination, landowner engagement, document management, and real estate diligence for energy or infrastructure projects.
Experience working on energy infrastructure projects, including renewable energy, energy storage, transmission, gen-tie lines, utility interconnections, utility coordination, hybrid projects, oil and gas-adjacent land matters, or other grid-connected facilities.
Experience in multiple U.S. regions and familiarity with regional differences in landowner practices, title matters, agricultural land uses, mineral rights, water rights, county recording practices, permitting requirements, and local stakeholder expectations.
Good understanding of land and title processes, including ownership research, title commitments, ALTA surveys, boundary surveys, surveyor coordination, legal descriptions, mineral interests, oil and gas interests, encumbrances, easements, access rights, subordinations, consents, assignments, recordings, and curative requirements.
Ability to review and summarize leases, easements, rights-of-way, purchase agreements, option agreements, crossing agreements, amendments, memoranda, consents, and other real estate instruments.
Experience coordinating with landowners, tenants, title companies, surveyors, outside counsel, land agents, right-of-way consultants, local officials, utilities, transmission providers, oil and gas operators, developers, contractors, and internal project teams.
Working knowledge of how land rights support project siting, engineering design, permitting, interconnection, transmission, construction access, financing, operations, and long-term asset management.
Experience supporting project acquisitions, co-development opportunities, commercial diligence, land file review, title diligence, document gap analysis, real estate risk assessment, or investment approval materials preferred.
Strong organizational skills, attention to detail, document control discipline, and ability to maintain accurate trackers, land files, parcel matrices, title reports, curative logs, agreement summaries, and stakeholder records.
Strong communication, negotiation, and collaboration skills, with the ability to work effectively with landowners, consultants, legal counsel, local stakeholders, internal teams, commercial partners, and senior management.
Commercially minded, proactive, organized, flexible, solution-oriented, respectful in landowner interactions, and able to manage multiple priorities across a dynamic development portfolio.
Based in Ferrovial’s U.S. office in Austin, Texas, with availability to travel approximately 30–50% as needed for project sites, landowner meetings, title and survey coordination, stakeholder meetings, consultant management, industry events, and partner discussions.
