The Role We Want You For

We are seeking a reliable, detail-oriented, and strategically minded In-House Janitorial Manager to lead custodial operations in a large commercial building. This role is responsible for ensuring a clean, safe, well-stocked, and well-maintained environment for employees, clients, visitors, and guests.

The In-House Janitorial Manager will directly supervise janitorial staff, coordinate daily cleaning operations, manage supplies and equipment, and ensure compliance with building health and safety standards. In addition to daily operations, this role is expected to take a proactive, building-wide approach to cleanliness by evaluating all areas, surfaces, fixtures, and spaces within the facility and developing structured cleaning plans based on the needs of each area.

The right candidate will think beyond routine cleaning tasks and create a comprehensive housekeeping program that includes daily, weekly, monthly, quarterly, semi-annual, and annual cleaning schedules. This person must be able to identify overlooked areas, establish clear standards, create repeatable processes, and ensure schedules are followed consistently.

The Specifics of the Role

Staff Supervision & Scheduling

  • Hire, train, and manage janitorial staff, including shift scheduling and task assignments.
  • Provide coaching, feedback, and performance evaluations to maintain service quality and accountability.
  • Ensure adequate staffing coverage for daily operations, events, and emergency needs.
  • Lead through day and evening crew leads by setting clear expectations, providing direction, and supporting their ownership of daily execution.
  • Foster a team culture built on respect, accountability, professionalism, and pride in the work.

Operations, Cleaning Programs & Quality Control

  • Develop and oversee cleaning programs tailored to the building’s needs, including offices, restrooms, common areas, conference rooms, amenity spaces, back-of-house areas, and other assigned spaces.
  • Evaluate the full building environment, including visible, less visible, high-touch, hard-to-reach, and often-overlooked areas, to determine appropriate cleaning standards and intervals.
  • Create, maintain, and enforce recurring cleaning schedules for daily, weekly, monthly, quarterly, semi-annual, and annual tasks.
  • Conduct routine inspections to verify cleanliness, safety, consistency, and compliance with established standards.
  • Ensure cleaning schedules are documented, communicated, assigned, and completed as expected.
  • Respond promptly to tenant, employee, visitor, or management service requests.
  • Identify service gaps, recurring issues, and opportunities to improve the overall cleanliness and presentation of the building.

Inventory, Supplies & Equipment Management

  • Maintain appropriate inventory levels for cleaning products, paper goods, consumables, tools, and janitorial equipment.
  • Own the ordering, organization, storage, and tracking of housekeeping supplies.
  • Coordinate preventive maintenance and repairs for janitorial equipment.
  • Track supply usage to manage costs, reduce waste, and ensure the team has the materials needed to perform effectively.
  • Evaluate products, tools, and equipment to improve efficiency, safety, and cleaning results.

Health, Safety & Compliance

  • Ensure compliance with OSHA requirements, building safety protocols, and company standards.
  • Oversee training on safe chemical handling, equipment use, PPE, and proper cleaning procedures.
  • Support emergency response, spill response, sanitation needs, and special cleaning procedures as required.
  • Reinforce safe work practices and hold team members accountable for following established procedures.

Budget, Reporting & Continuous Improvement

  • Assist with budget planning for janitorial supplies, staffing, equipment, and special cleaning needs.
  • Maintain records of inspections, incidents, work orders, completed cleaning schedules, and recurring maintenance activities.
  • Track progress against cleaning plans and identify areas requiring additional attention or process improvement.
  • Recommend improvements that increase efficiency, reduce waste, improve quality, and support long-term building care.
  • Provide regular updates to Facilities leadership on service quality, staffing, supply needs, cleaning schedule completion, and operational concerns.

Requirements

  • 5+ years of experience in janitorial services management, custodial supervision, housekeeping operations, or facilities operations; commercial office or high-traffic facility experience preferred.
  • Experience leading housekeeping or janitorial teams across multiple shifts.
  • High school diploma or GED required; associate or bachelor’s degree in facilities management, hospitality, business, or a related field preferred.
  • Strong leadership skills with the ability to coach, develop, and hold team members accountable.
  • Demonstrated ability to build and manage cleaning programs, schedules, checklists, and quality-control processes.
  • Knowledge of commercial cleaning practices, equipment, chemicals, safety standards, and proper use of PPE.
  • Experience managing supplies, inventory, equipment readiness, ordering, and cost control.
  • Excellent organizational, communication, and problem-solving skills.
  • Proficiency in Microsoft Office, work order systems, or similar facilities management platforms.
  • Bilingual English/Spanish preferred.
  • Certifications in custodial management, facilities management, green cleaning, OSHA safety, or related areas preferred.
