About The Role

This role presents an opportunity to take ownership of a high-performing retail asset within QIC Real Estate’s portfolio, with a clear mandate to sustain performance and unlock further value. Reporting to the Investment General Manager, the Investment Manager will play a pivotal role in shaping and executing the asset strategy, balancing long-term positioning with short-term performance outcomes.

Operating within a complex co-ownership structure, the position requires the ability to navigate multiple stakeholder groups, manage competing priorities and drive alignment to achieve optimal commercial outcomes. The role sits at the centre of decision-making, working closely with Leasing, Property Management and Development teams to deliver integrated, value-driven strategies.

With a strong focus on asset performance, this role combines strategic planning with hands-on execution — from leading asset plans and budgets through to driving leasing initiatives, managing valuation processes and identifying opportunities for growth.

Success will be defined by the ability to influence outcomes, manage complexity and consistently enhance asset value in a dynamic and performance-led environment.

About You

You are a commercially astute property professional with experience spanning investment, valuation and asset management within retail or large-scale property environments. Comfortable operating in performance-driven settings, with a track record of combining strategic thinking and disciplined execution to deliver outcomes.

Strong commercial acumen enables confident interpretation of valuation drivers, interrogation of asset performance and translation of insights into actionable strategies. Experience working within co-investment or multi-stakeholder structures is highly regarded, with the ability to balance competing priorities while maintaining a clear focus on maximising returns.

Detail-oriented and commercially focused, with well-developed negotiation skills and the confidence to lead conversations across leasing, development and capital strategy. Builds trust quickly, communicates with clarity and partners effectively across internal teams and external stakeholders to drive alignment and results.

Key Responsibilities

  • Lead the development and execution of Strategic Asset Plans and Operating Budgets, aligning short-term delivery with long-term investment outcomes
  • Drive asset performance through active management, identifying and executing value-add opportunities across leasing, development and operational initiatives
  • Take ownership of financial performance, including forecasting, reforecasting and optimisation of NOI and total return metrics
  • Manage valuation processes, ensuring outputs are accurate, commercially robust and reflective of current market dynamics
  • Lead stakeholder engagement across internal teams, co-investment partners and external advisors, providing clear direction and influencing outcomes
  • Navigate complex ownership structures and approval processes while maintaining momentum in decision-making and delivery
  • Partner with Leasing, Property Management and Development teams to deliver integrated asset strategies and maximise performance
  • Identify risks and opportunities early, translating insights into informed, commercially sound recommendations
  • Mentor and support junior team members, fostering capability uplift and a high-performance culture

Essential Criteria

  • Degree in Property, Commerce, Economics or a related discipline
  • Demonstrated experience across property investment, valuation or asset management (circa 8 + years)
  • Strong understanding of valuation methodology and experience managing valuation processes
  • Proven ability to drive asset performance and deliver value creation outcomes
  • Advanced financial acumen with experience in budgeting, forecasting and performance analysis
  • Sound knowledge of Australian property markets, particularly retail assets
  • Strong stakeholder management and negotiation skills, with experience influencing across complex environments
  • Ability to balance strategic thinking with hands-on execution in a fast-paced, performance-driven setting
  • Excellent communication skills, with the ability to translate analysis into clear, compelling recommendations
