Job Description

The Opportunity

An opportunity for a 12 month contract ( circa August-July) has arisen in our Madrid office. The intern will assist the Spanish Asset Management and Investment Management Teams acting on the Spanish and Portuguese portfolio.

Other tasks include support in underwriting, investment analysis, acquisitions, reporting and other day by day activities.

You will work closely with the Investment and Asset Management Team to assist with asset management and developments oversee for Iberian region. In addition you will support transaction activities, as well as assisting the wider European Real Estate Team.

Key Responsibilities:

You will work closely with the Asset and Investment Management Team to assist on the asset management of the existing portfolio, on overseeing of new developments, as well as acquisition and sale of new assets in Spain and Portugal.

• To assist with the implementation of the asset strategies for the existing assets in Iberia;
• Providing support in the property management, leasing management, capital expenditures, health and safety responsibilities and sustainability initiatives of the managed portfolio;
• To assist with regular reporting to the London based Fund Management team, Finance team and external valuation team;
• To support with the preparation of and tracking of asset plans and asset budgets.
• To support with the qualitative and quantitative monitoring of ongoing development projects, as well as with coordination of all stakeholders involved (advisors, developers, Fund Management, etc.)
• To assist with correct filing of all property related documentation and reporting and ensuring accuracy and completeness of files and property data;
• To assist in complying with all relevant policies and procedures and guidelines;
• To assist with the initial screening of new investment opportunities, using financial modelling on MS Excel and Argus Enterprise, as well as on sale transactions;
• To assist the Team to maintain an oversight of the investment pipeline by tracking potential investment opportunities and to keep the Investments Teams and other key stakeholders informed;
• To support with the preparation of presentations to the Investment Committees.
• In time, to transition into providing support as part of the due diligence stage of selected acquisitions/sales, including participation in the selection and monitoring of external advisers, the production of reports, liaison with FM and relevant teams within M&G, etc;
• As appropriate, to participate in selected site visits and meetings with tenants, property managers, letting agents, vendors and advisers.

Key Knowledge, Skills & Experience:

• A master in engineering, architectures, real estate or other real estate related discipline.
• Experience in financial services / real estate services is ideal. It is strongly valued experience in Value Add actions with preference for VA Funds.
• Direct experience with developments, refurbishments for all commercial asset classes as well as a good understanding of the Residential, PRS and Student Housing asset class would be highly recommended.
• Technical knowledge of financial modelling including MS excel, and knowledge of Yardi and or Argus is a plus.
• Demonstrable quantitative analytical skills through experience or studies.
• Excellent communication and interpersonal skills.
• Fluent in Spanish and English is essential. Portuguese would also be an advantage
• Ability to work independently in a small team.
