Job Description

The Industrial Sales Manager will be responsible for driving occupancy and revenue growth of the industrial estate by attracting and securing corporate clients, particularly from China. This role focuses on promoting industrial land, warehouses, and office spaces within the industrial city, building strong cross-border relationships, and executing strategic sales initiatives targeting multinational and Chinese enterprises expanding into Indonesia.

Key Responsibilities


  • Develop and execute sales strategies to attract industrial tenants and investors, with a strong focus on companies from China

  • Identify, approach, and acquire new clients for land purchase, leasing, or build-to-suit opportunities within the industrial estate

  • Build and maintain strong relationships with Chinese corporations, investors, agents, and business communities

  • Act as a key liaison between the company and prospective clients, ensuring smooth communication and negotiation processes

  • Conduct market research on industry trends, competitor analysis, and foreign investment flows (especially China–Indonesia corridor)

  • Organize and participate in international business forums, exhibitions, and client visits (both in Indonesia and China)

  • Collaborate with internal teams (legal, technical, marketing) to structure competitive commercial proposals

  • Lead negotiations, manage deal structuring, and close high-value transactions

  • Provide regular sales forecasts, pipeline updates, and performance reports to management

  • Support clients throughout the onboarding process, including site visits, documentation, and after-sales relationship management


General Requirements

  • Bachelor's degree in business administration, Marketing, Real Estate, or a related field

  • Minimum 7–10 years of experience in B2B sales, preferably in industrial property, real estate, or commercial leasing

  • Proven track record in handling international clients, especially Chinese companies or investors

  • Fluent in Mandarin (spoken and written) and English; Bahasa Indonesia proficiency is an advantage

  • Strong network and connections with Chinese enterprises, chambers of commerce, or investment groups

  • Deep understanding of industrial estate business, foreign direct investment (FDI), and manufacturing sectors

  • Excellent negotiation, communication, and presentation skills

  • Strong business acumen with the ability to structure complex commercial deals

  • Willingness to travel frequently (domestic and international, especially to China)

Preferred Profile


  • Native Mandarin speaker or Chinese national currently residing in Indonesia

  • Experience working in industrial parks, property developers, or investment promotion agencies

  • Familiar with China-based business culture and cross-border deal-making

  • Existing portfolio of clients or strong business network in China
