Summary

Under general supervision, maintain, diagnose, and correct problems throughout the entire system. Adjust system controls to recommended settings and test the performance of the entire system using special tools and test equipment. HVAC Technicians must know how to install, maintain, and repair their equipment.

Examples of duties

  • Performs periodic and preventative maintenance, testing, and calibration on all heating, ventilating, refrigeration units, and air condition equipment to include monitoring systems electronically.
  • Follows blueprints or other specifications to install, service, and repair HVAC systems; connects electrical wiring and controls; and checks the unit for proper operation.
  • Installs fuel and water lines, air ducts, vents, pumps, and other components.
  • Uses test equipment to troubleshoot complex problems and ensure the unit is operating within designed specifications.
  • Performs routine maintenance and repair work to include the maintenance of indoor air quality; checking chilled and hot water systems for proper operation; and recovering, conserving, and recycling chlorofluorocarbon (CFC) and hydro chlorofluorocarbon (HCFC refrigerants used in air-conditioning and refrigeration systems) in accordance with EPA regulation.
  • Maintains energy management programs through computer hardware and software that allows technicians to monitor, diagnose, and adjust heating, venting, and refrigeration units.
  • Follows and assists in developing policies, standard operating procedures, and spare part stock inventories.
  • Advises management on whether continued operation of equipment could be hazardous.
  • Must be EPA certified on Freon Recovery.
  • Must have the ability to troubleshoot or repair electro/mechanical relays.
  • Performs general plumbing and carpentry repairs to include construction.
  • Uses various hand tools to repair toilets, sinks, plumbing fixtures, cabinets, and doors.
  • Performs dry wall repairs and woodworking construction of countertops, shelving, and walls.
  • Repairs irrigation system.
  • Responds to various service requests and provides corrective action.
  • Moves furniture and boxes, replaces ballasts and fixtures, conducts repairs on cleaning equipment, replaces weather-stripping, and repairs furniture.
  • Monitors and maintains computerized control systems, fire detection systems, and security systems.
  • Assists in monitoring various contractors to include special projects and mowing contractor duties.
  • Contacts various vendors in order to obtain bids on material and services. Provides details to obtain quotes and evaluates results.
  • Adheres to personnel, safety, and department policies and procedures.
  • Performs other duties as assigned.
  • Performs minor electrical repairs.

Qualifications

BASIC QUALIFICATIONS:

  • A High School or General Equivalency Diploma (GED) is required.
  • Completion of trade school or HVAC training is preferred.
  • Must have a valid Texas driver's license and driving record must be in compliance with Town policy.

EDUCATION

  • Must have E.P.A. Type II certificate.

WORK EXPERIENCE:

  • Must have over two (2) years of previous commercial building maintenance experience.

PHYSICAL ABILITIES:

  • Must be able to talk, read, see, walk, hear, and follow oral and written directives.
  • Must also have good hand/foot/eye coordination to operate equipment.
  • Must be able to perform strenuous physical activities to include bending, kneeling, and stooping; exerting up to 100 lbs. of pressure, lifting, pushing, pulling, and carrying heavy objects to include equipment and supplies several times a day.
  • Must be able to work in adverse environmental and hazardous conditions to include mechanical, electrical, fume odor, dust/mist, chemicals, and other solid waste substances.

  • Must have a thorough working knowledge of plumbing, HVAC, and carpentry operations.
  • Must be able to meet deadlines and work well with all levels of employees.
  • Must be able to maintain a pleasant and professional demeanor at all times.
  • May work evenings and weekends, as needed.
