What you will enjoy doing*

  • Operate, monitor, and maintain facility utility and HVAC systems, including steam boilers, water chillers, air compressors, pumps, air handling equipment, and related mechanical systems.
  • Utilize the Building Management System (BMS) and other monitoring tools to evaluate equipment performance, respond to alarms, identify abnormal operating conditions, and implement appropriate corrective actions.
  • Perform preventive maintenance activities in accordance with established maintenance schedules and the site's computerized maintenance management system (CMMS), including inspections, filter replacement, belt replacement, lubrication, and other routine maintenance tasks.
  • Diagnose equipment malfunctions, troubleshoot system deficiencies, repair or replace defective components, verify proper operation, and return equipment to service.
  • Support administration of the site's water treatment program by conducting routine testing, monitoring water quality, and maintaining chemical inventory in coordination with the site's water treatment provider.
  • Read and interpret mechanical drawings, schematics, equipment documentation, and operating procedures to support maintenance and repair activities
  • Maintain accurate maintenance records, operating logs, inspection reports, and other documentation as required.
  • Coordinate and collaborate with contractors, vendors, and internal trades personnel to resolve equipment issues and support facility operations.
  • Follow all applicable environmental, health, and safety regulations, including Lockout/Tagout (LOTO) procedures and safe work practices.
  • Operate site equipment and powered access devices, including aerial work platforms and boom lifts, as required and authorized.
  • Provide after-hours support for critical facility utility systems, including participation in an on-call rotation and responding to emergency equipment outages during evenings, weekends, and holidays, as required

What makes you great

  • High school diploma or GED required.
  • Technical, vocational, military, or trade school training in HVAC, Industrial Maintenance, Mechanical Systems, or a related discipline preferred.
  • Minimum of 5+ years of experience in commercial or industrial HVAC, facility maintenance, boiler operations, chiller operations, mechanical systems maintenance, or a related environment preferred.
  • EPA Refrigerant Certification, or ability to obtain certification within 12 months of employment.
  • NYSDEC 7G Pesticide Certification, or ability to obtain certification within 12 months of employment.
  • Working knowledge of commercial or industrial HVAC systems and associated mechanical equipment.
  • Ability to troubleshoot, diagnose, and repair HVAC and utility system equipment.
  • Ability to read and interpret mechanical drawings, schematics, and technical documentation.
  • Familiarity with Building Management Systems (BMS) and computerized maintenance management systems (CMMS).
  • Basic understanding of boiler and cooling tower water treatment programs.
  • Proficiency with standard computer applications and electronic maintenance records.
  • Strong communication, teamwork, and organizational skills.
  • Ability to work safely and effectively in an industrial or laboratory facility environment.
  • Experience working within an OSHA-regulated environment and formal Lockout/Tagout program.
  • Experience operating aerial work platforms or boom lifts (JLG, Genie Lift, or similar equipment).
