
Job Title: HVAC, Plumbing & Fire Engineer
Responsible for the daily operation, preventive maintenance, troubleshooting, and repair of HVAC, Electrical systems (HT/LT, Transformers, DG Sets), Fire Fighting Systems, and Building Management Systems (BMS). The role focuses on maximizing equipment uptime, ensuring statutory and safety compliance, and implementing energy conservation initiatives to reduce operational costs.
Qualification: BE/B. Tech degree in Mechanical or Electrical Engineering
Experience: Minimum of 5 to 8 years of relevant experience in the field.
Key Responsibilities:
HVAC Systems Maintenance:
• Oversee the operation of chillers, AHUs, FCUs, cooling towers, and exhaust systems.
• Perform routine inspections including filter cleaning, refrigerant level checks, lubrication, and belt tensioning.
• Troubleshoot and repair HVAC electrical controls, motor starters, and VFDs.
Electrification & Power Systems (HT/LT, Transformers, DG Sets):
• Operate and maintain transformers, HT breakers, LT panels.
• Conduct preventive maintenance of switchgear, VCBs, ACBs, and protective relays.
• Manage DG set operations, including testing, fuel management, and synchronizing panels.
• Ensure proper functioning of earthing and lightning protection systems.
Building Management System (BMS):
• Monitor and control HVAC, lighting, and security systems through BMS software.
• Analyze data trends to improve performance and enhance energy efficiency.
• Respond to alarms and troubleshoot DDC controllers, sensors, and actuators.
Fire Fighting Systems:
• Maintain fire pumps, sprinkler systems, hydrants, and wet risers.
• Ensure fire alarm panels, smoke detectors, and fire suppression systems are operational.
• Conduct routine inspections and testing as per applicable safety codes.
Energy Conservation & Efficiency:
• Monitor energy consumption patterns and identify optimization opportunities.
• Optimize power factor and reduce maximum demand.
• Implement energy-saving initiatives such as VFD installations and lighting control systems.
Administration & Safety:
• Manage AMC vendors for specialized equipment and ensure service quality.
• Maintain maintenance records, logs, and statutory compliance documentation.
• Ensure strict adherence to safety protocols including LOTO and permit-to-work systems.
