Job Description

Under the supervision of the Chief Engineer and/or Assistant Chief Engineer, the HVAC Technician is responsible for the maintenance, repair, and efficient operation of all heating, ventilation, air conditioning, and refrigeration systems within the facility. This role ensures safe, reliable, and energy-efficient HVAC functionality while supporting building operations, site safety plans, and all ABM Engineering Services standards, policies, and procedures.

Responsibilities

  • Perform maintenance, troubleshooting, and repairs on HVAC and refrigeration equipment, including air handlers, chillers, boilers, pumps, package units, split systems, VAV boxes, and ventilation components.
  • Diagnose HVAC system malfunctions and ensure effective, timely, and cost-efficient solutions.
  • Conduct routine inspections, testing, and preventive maintenance on all HVAC-related building systems.
  • Monitor and optimize equipment performance to support continuous, efficient building operations.
  • Utilize building automation systems (BAS) to track, adjust, and resolve HVAC operational issues.
  • Maintain accurate documentation, including service records, daily logs, equipment performance data, and compliance reports.
  • Assist in the installation, replacement, and commissioning of HVAC equipment and controls.
  • Ensure compliance with federal, state, and local codes, as well as safety policies and facility-specific regulations.
  • Support energy conservation initiatives and contribute to continuous improvement of HVAC operations.
  • Provide hands-on support and knowledge-sharing with fellow engineering team members.
  • Participate in required communication with the Chief Engineer, Assistant Chief Engineer, management, tenants, and facility staff.
  • Demonstrate a commitment to high‑quality service delivery to building occupants and visitors.
    • Maintain regular workplace attendance and uphold all ABM Engineering Services safety programs and guidelines.

Qualifications

  • Experience appropriate to the HVAC Technician role within a commercial, industrial, or institutional facility.
  • Required: Relevant state/local HVAC license and Universal EPA Refrigerant Recovery Certification.
  • Strong knowledge of HVAC systems, mechanical equipment, and building operations.
  • Experience with building automation systems (BAS/BMS).
  • Fire/Life Safety knowledge related to mechanical systems.
  • Ability to read and interpret technical manuals, system diagrams, and engineering documentation.
  • Computer skills required, including work order systems and digital reporting tools.
