Job Description

Our client, is a boutique real estate and fast-growing development company, high-net-worth individuals, and private investors across Europe and the UK is looking for an experienced an experienced and commercially driven Head of Sales to lead the commercial performance of the company's real estate developments in Cyprus.

 About the Role:

This role extends beyond traditional sales management and focuses on maximizing
project revenue, maintaining target cash flow, and developing effective sales and
pricing strategies throughout the project lifecycle.

The successful candidate will combine strong sales expertise with commercial,
financial, and market knowledge to optimize pricing, sales structures, partnership
strategies, and customer acquisition channels while ensuring sustainable project
profitability.

Responsibilities:

⨠ Commercial Strategy & Revenue Management

  • Develop and implement the overall sales and commercial strategy for
    residential development projects.
  • Define revenue targets, sales forecasts, and commercial objectives for each
    project.
  • Analyze market conditions, competitor activity, customer demand, and pricing
    trends to identify revenue opportunities and risks.
  • Develop pricing strategies, price lists, unit allocation plans, and sales matrices
    based on product characteristics, views, floor levels, layouts, and market
    demand.
  • Manage pricing reviews and implement planned price increases throughout
    different project stages.
  • Monitor project sales performance and take corrective actions to maintain
    target revenue and cash flow.
  • Identify opportunities to increase project profitability through upgrades,
    optional specifications, add-on services, and additional revenue streams.

⨠ Sales Management & Business Development

  • Build, manage, and expand a network of real estate agencies, brokers,
    referral partners, and strategic sales channels.
  • Select agency partners, negotiate commercial terms, and evaluate partner
    performance.
  • Develop and maintain relationships with investors, key clients, and market
    stakeholders.
  • Identify and develop new business opportunities, strategic partnerships, and
    sales channels.
  • Lead negotiations for major transactions and strategic agreements.
  • Represent the company at industry events, exhibitions, networking functions,
    and investor meetings.

⨠ Sales Policies & Customer Journey

  • Develop sales policies, procedures, and commercial frameworks related to
    the sales process.
  • Design and implement payment structures, instalment plans, investor
    programs, early-payment incentives, and bulk-purchase conditions.
  • Establish discount policies and approval procedures.
  • Work closely with Legal to ensure sales agreements and commercial terms
    accurately reflect the company's sales strategy.
  • Design and oversee the end-to-end customer journey and sales process.
  • Coordinate external service providers supporting clients with KYC procedures,
    residency permits, VAT matters, banking requirements, and related services.
  • Ensure a consistently high level of customer satisfaction and client
    experience.

⨠ Financial & Cross-Functional Collaboration

  • Work closely with Finance to support project cash-flow objectives, revenue
    planning, and profitability targets.
  • Contribute to commercial decision-making regarding project specifications,
    product positioning, and value engineering opportunities.
  • Maintain a strong understanding of VAT implications, taxation considerations,
    financing structures, and banking procedures relevant to property transactions.
  • Provide regular commercial reporting, forecasting, and strategic
    recommendations to senior management.

 ⨠ Leadership & Team Development

  • Recruit, train, mentor, and manage sales team members when required.
  • Establish sales KPIs, performance standards, and reporting frameworks.
  • Drive accountability and a high-performance culture within the sales function.
  • Support continuous improvement of sales processes, systems, and customer
    service standards.

Requirements:

  • Proven experience in real estate sales and commercial management in Cyprus.
  • Strong understanding of the Cyprus real estate market, industry practices, and sales terminology.
  • Demonstrated experience developing sales strategies, pricing structures, and commercial frameworks for residential developments.
  • Proven track record of driving revenue growth and achieving commercial targets.
  • Established network of real estate agencies, brokers, investors, and industry contacts across Cyprus.
  • Strong commercial and financial acumen.
  • Understanding of project economics, revenue planning, and cash-flow management.
  • Experience negotiating commercial agreements and managing strategic partnerships
  • Strong computer skills and confidence working with CRM systems, databases, reporting tools, and sales analytics.
  • Valid driving license.
  • Professional working proficiency in English (both spoken and written).
  • Russian: native or fluent speaker
  • Greek will be considered an advantage.
