ACG_3837_JOB Our client is a one of the leading companies in construction, real estate investment in Vietnam who is seeking an experienced candidate. Strategic Finance & Advisory Advise the Board of Management on financial strategy, capital structure, and the development of business plans and investment proposals. Develop and recommend financial management and risk management models that are appropriate for the Company’s operating structure. Advise on the organizational structure, workforce planning, and talent requirements of the Finance & Accounting function to ensure effective governance and operations across the value chain. Financial Strategy, Capital Structure & Investment Planning Develop short- and long-term financial strategies aligned with the Company’s business objectives, particularly for commercial real estate and service-oriented business models. Develop financial models and financing structures for commercial projects and investment opportunities. Analyze capital structure and funding costs, and recommend optimal capital restructuring solutions to improve financial efficiency and maintain financial safety. Review and appraise the financial feasibility of business and investment proposals, including commercial real estate projects and proposals submitted by business units. Monitor and evaluate financial performance and risks associated with investment and business plans, recommending corrective actions to mitigate risks and ensure adequate funding resources. Oversee the implementation of pricing policies, business programs, and financial standards to ensure effective financial performance and operational efficiency. Investment Governance & Project Performance Management Develop and maintain an investment management framework, including policies, procedures, standards, and evaluation criteria to ensure effective investment governance. Establish tools and methodologies to support investment decision-making and ensure consistent application across relevant business units. Review, assess, and control the overall quality and financial effectiveness of projects during implementation, providing recommendations for corrective actions where required. Organize financial due diligence and post-investment performance reviews for commercial real estate projects and other investment projects. Monitor investment performance and prepare reports and recommendations for management. Coordinate with the Group and relevant stakeholders in project appraisal and due diligence activities, including transferred projects or projects requiring independent assessment. Fundraising & Financial Resource Management Develop funding plans in line with business and investment plans, ensuring timely availability of capital and an appropriate funding structure. Manage the execution and disbursement of funding in accordance with approved plans, regulations, and intended purposes. Monitor and manage principal and interest repayment obligations, particularly short-term and long-term loans. Evaluate the efficiency of deployed capital and recommend measures to optimize the use of funds and improve returns. Financial Control & Risk Management Establish financial control mechanisms covering financial management, cost management, and risk management. Analyze financial risks, including liquidity, leverage, interest rate, and other relevant financial risks, and provide timely warnings and mitigation recommendations. Coordinate audits and continuously improve the Company’s financial control framework to enhance transparency and internal control effectiveness. Develop and maintain financial policies, regulations, procedures, and operating mechanisms in line with the Company’s organizational structure and governance requirements. Coordinate the preparation of management reports and financial analyses to support business performance evaluation, management control, and decision-making by senior leadership. People Management Assign, organize, and monitor the work of Finance & Accounting employees to ensure accuracy, efficiency, productivity, and compliance. Evaluate employee performance objectively and fairly, identify development needs, and provide appropriate direction and support. Coach and mentor team members, develop professional and technical capabilities, and establish individual development plans. Identify and develop high-potential employees and contribute to succession planning for the Finance function. Other Responsibilities Perform other duties and assignments relevant to the position as directed by management, ensuring all assigned responsibilities are completed on time and to the required quality standards. Requirements Education Bachelor’s degree or higher, preferably a Master’s degree, in Finance, Accounting, Auditing, Business Administration, or a related discipline. Relevant professional certifications in the applicable field are preferred, in accordance with regulatory requirements. Experience At least 10 years of relevant professional experience in finance, business operations, business development, partner development, market development, or related functions, preferably within real estate and commercial service businesses. At least 5–7 years of management experience, with prior experience in senior Finance positions and preferably exposure to commercial real estate, commercial services, retail, or asset management. Experience in financial management and implementation of investment or business projects is preferred. Proven experience in financial governance and management of large-scale projects is an advantage. Professional Knowledge & Expertise Strong knowledge of corporate finance and financial management, particularly financial models applicable to real estate and service businesses. Good understanding of financial analysis for business and investment projects, including P&L, CAPEX, OPEX, payback period, and ROI assessment. Knowledge of Vietnamese Accounting Standards (VAS), taxation, and relevant regulations governing investment and real estate business activities. Good understanding of monetary and financial policies, including interest rates, exchange rates, derivatives, capital structure, and various funding channels such as bank credit, bonds, and investment funds. Strong understanding of commercial real estate and service businesses, including commercial real estate models and asset management approaches aimed at maximizing long-term asset value. Good knowledge of the commercial real estate and service market, including office buildings, shopping centers, retail properties, market trends, and industry developments. Leadership & Management Competencies Strong systems thinking, with the ability to assess issues comprehensively, understand relationships and dependencies within complex systems, and make sustainable long-term decisions. Strong analytical and logical thinking, with the ability to make decisions based on research, multi-dimensional analysis, evidence, and reliable information. Strong root-cause analysis skills, focusing on identifying underlying causes and developing comprehensive solutions rather than addressing symptoms temporarily. Ability to establish organizational vision, strategic direction, objectives, and action plans aligned with the Company’s short-, medium-, and long-term development strategy. Ability to analyze and optimize organizational structures, roles, responsibilities, and interdepartmental relationships to improve organizational effectiveness. Ability to develop management systems, policies, regulations, and control mechanisms that ensure compliance, effective governance, and risk management. Strong planning, organization, delegation, monitoring, and performance management skills. Ability to identify, attract, develop, coach, and retain talent within the Finance function. Strong leadership and influencing skills, with the ability to communicate direction, motivate employees, and build team commitment. Ability to establish and maintain effective long-term relationships with internal stakeholders, business partners, and other relevant parties.
