La Tierra is building a scaled acquisitions platform across Texas, a market defined by rapid population growth, expanding development corridors, and persistent demand for land.

The company acquires large tracts of rural land in high-growth corridors across Texas, subdivides them into 1–10 acre ranchettes, and sells them through an established sales and financing platform. Many buyers are first-time landowners who gain access to property through seller financing provided by the company’s lending arm.

La Tierra operates within a family office ecosystem with committed capital and an established operational infrastructure. A proprietary sourcing engine screens thousands of listings and surfaces dozens of potential opportunities each week. The platform already produces consistent deal flow. What the firm is looking for now is someone who wants to take ownership of the acquisitions pipeline and convert that opportunity flow into closed transactions.

This role leads the acquisitions effort from first look through closing. You will evaluate opportunities, structure deals, negotiate contracts, and build the pipeline required to support $30-50M+ in annual capital deployment.

Compensation is structured around deal-level economics tied directly to transactions closed. The structure includes acquisition fees tied directly to deals closed, along with the option to roll commissions into deal-level equity alongside the firm’s principals.

What You’ll Own:
This is a platform-building role. The Head of Acquisitions owns the entire acquisitions function, including sourcing opportunities, underwriting investments, negotiating contracts, and bringing transactions to closing.

The role reports directly to the Managing Partner and works closely with the COO while overseeing a junior acquisitions team member and a remote analyst.

La Tierra operates in a lean environment where decisions move quickly and individuals have true ownership over outcomes. The expectation is that this person will not only evaluate opportunities but will also help build the processes, discipline, and deal flow required to scale the acquisitions platform.

The position is based in Austin and is not remote eligible. Candidates with familiarity operating in Texas or rural markets will have an advantage, though deep land expertise is not required for the right dealmaker.

The Goal: Deploy $30M+ in capital into qualifying land acquisitions within the first 12 months while building a disciplined acquisitions pipeline that can operate at scale.

Outcomes You’ll Be Responsible For:

  • Build and maintain a weighted deal pipeline tracked by probability of close, with week-over-week momentum toward a $30M+ annual deployment target across 8 to 15 transactions. This pipeline should combine opportunities surfaced through La Tierra’s proprietary sourcing platform with relationship-driven deals developed through brokers, landowners, and local market participants. The platform can surface 50+ viable opportunities per week, requiring fast screening and same-day LOI decisions when warranted.
  • Cultivate relationships with brokers, intermediaries, landowners, and local stakeholders across Texas to generate differentiated deal flow, including off-market opportunities that complement the firm’s proprietary sourcing platform.
  • Own all financial analysis and underwriting for potential acquisitions, from same-day back-of-envelope calculations through detailed project-level models, applying consistent skepticism and direct comp verification before gaining conviction.
  • Lead negotiation on all acquisition contracts, coordinating timelines and communication across sellers, brokers, legal counsel, and internal teams without losing momentum between LOI and close.
  • Evaluate multiple exit strategies for each deal and pursue creative structures that can unlock value, including traditional lot sales, joint ventures, seller-financing arrangements, and higher-return entitlement scenarios. Be persistent and willing to explore multiple paths to make a deal work.
  • Oversee a junior acquisitions team member and an analyst, running daily stand-ups and ensuring the team's output supports deal velocity without requiring founder oversight.
  • Prepare and present investment committee memos for deals approaching final decision, articulating deal merits, risks, and recommended actions for the Managing Partner and broader team.

Skills Needed to Apply:
Qualifications:

  • 5+ years of experience in real estate acquisitions, land investment, development, or another deal-making field, with full-cycle deal ownership from sourcing through closing (e.g., oil & gas land acquisition or mineral rights).
  • Ability to reduce any deal to first principles quickly (basis, yield, pricing, exit timing, sensitivity) and identify where it can break. This role requires rapid sense-making and judgment, not just technical modeling proficiency.
  • Direct negotiation experience or demonstrated aptitude for it.
  • Comfort building trust in non-urban, relationship-driven environments. This doesn't require deep rural land expertise on day one, but the ability to credibly interact with brokers, landowners, county officials, and local stakeholders is essential.
  • Working understanding of capital structures, including how equity, senior debt, and mezzanine financing fit together and how capital structure decisions affect investor returns.
  • Proficiency with spreadsheet-based analysis and experience working within CRM, project management, or deal tracking platforms as part of daily workflow. Comfort with dashboards, reporting tools, and structured pipeline management.
  • No specific degree required. Candidates are evaluated on deal experience and demonstrated capability, not credentials.

  • Ownership mentality: Default to action rather than waiting for direction. The Managing Partner would rather steer someone's energy than manufacture it. This person will have real decision rights on deals, the expectation is that they use them.
  • Comfort with ambiguity: Many acquisition decisions happen same-day with limited data. The role requires building conviction through direct outreach rather than waiting for information to arrive.
  • Balanced skepticism: Approach opportunities with thoughtful diligence and a healthy level of skepticism. Build conviction through analysis and direct verification, then clearly articulate the investment thesis and align stakeholders around it. Be willing to revise your view as new information emerges.
  • Resilience: The culture is direct. Feedback is immediate and unfiltered. The expectation is that people receive it, learn from it, and move forward.
  • Creative Structure: Look at a property or deal constraint and identify multiple paths to value. Strong candidates can see several ways to make a deal work, whether by selling off a portion to de-risk the basis, holding remaining acreage at a low cost, or pursuing entitlements to unlock additional upside.
  • Self-Direction: This role suits someone who operates ahead of their job description, not someone waiting to climb the ladder.
