Harrah’s Cherokee Casino Resort Position Description

POSITION TITLE: Building Systems Operator

DEPARTMENT: Facilities

GRADE/FLSA STATUS: H15 – Non-Exempt

BADGE TYPE/COLOR: Key--Blue

REPORTS TO: Building Systems Engineer

SUPERVISES: N/A

Operate and maintain central energy plants consisting of centrifugal chillers, marine boilers, condensing water heater, heat exchangers, pumps, diesel generators and electrical switch gear.

JOB ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Establish and endorse the business objectives, ethics and values of Harrah’s Cherokee Casino Resort in accordance with the Code of Commitment and Mission, Vision and Values
  • Operate and maintain all aspects of the central energy plant and associated equipment
  • Diagnose mechanical, electrical, thermodynamic and control malfunctions
  • Perform basic maintenance on air handlers, energy wheels, fan coils and heat pumps
  • Use computers to operate the building automation, fire alarm and work orders systems
  • Utilize the building automation system to change set points, rotate equipment schedules, trend variables, interpolate alarms and maintain control over the systems
  • Perform routine inspections of all HVAC, electrical and control equipment
  • Ensure that all systems are performing at their highest level of energy efficiency
  • Oversee fire alarm, building automation, and work order systems
  • Maintain records of maintenance and repairs using computerized maintenance programs
  • Abide by safety policies and report safety hazards to department manager
  • Adhere to regulatory, departmental and company policies/procedures in an ethical manner

MINIMUM QUALIFICATIONS:

  • High school diploma or GED required
  • Associates Degree (Technical) in related field from accredited educational institution or Trade Diploma preferred
  • Four years operator/maintenance experience performing PM’s, troubleshooting and repairs in a commercial, industrial or institutional facility on chillers, pumps, air handlers, boilers, generators, etc. required
  • Valid driver’s license with no suspended, denied or revoked driver’s license within the last 3 years required
  • Must demonstrate the following essential knowledge and skills:
  • Understanding of chilled and hot water systems
  • Understanding of Heating, Ventilation, and Air Conditioning, (HVAC), operation to include theory of operation and controls
  • The ability to use test equipment including, but not limited to, multi-meters, temperature and pressure probes, and circuit tracers
  • Basic understanding of electrical distribution systems, three phase and single phase, up to 600 volts
  • Ability to read and understand blueprints and diagrams
  • Ability to use technical manuals to diagnose and repair equipment
  • Excellent oral and written communication skills
  • Neat, professional appearance with excellent personal hygiene

PHYSICAL, MENTAL, AND ENVIRONMENTAL DEMANDS:

  • Must be able to stoop, bend, reach, kneel, twist and grip items
  • Must possess coordination and dexterity to work with hand and power tools
  • Must be able to lift and carry up to 75 lbs
  • Must be able to respond to visual and aural cues
  • Must be able to read, write, speak and understand English
  • Must be able to operate in mentally and physically stressful situations
  • Must be able to tolerate areas containing varying noise and temperature levels, illumination, vibration, crowds and air quality including secondhand smoke
  • Must be able to work a flexible schedule including weekends evenings and holidays
