Job Description
Group Leader, Investment & Asset Management, at Kendall Square Asset Management(“KSAMC”) leads the entire work process of acquisition and disposition for the logistics centers, responsible for business planning, licensing, civil complaint resolution, financing, development, investment and communicating with ESR Group, reporting etc. In addition to the project budgeting and execution, carrying out investment portfolio planning and execution for our capital source (development and income). This role expands the property type by investing not only in the logistics center but also in other data centers and last mile offices.
Key Responsibilities
- Deal sourcing of developable land and purchasable investment products
- Review for licensing and business possibility (various types of reviewing licensing based on the characters of each project)
- Structuring and discussion with the authorities having jurisdiction about the acquisition structure for each project.
- Due diligence for each project and investment decision making
- Financial modeling and analysis work to calculate the investment cost
- Coordinates with external authorities and parties to process proactive response /resolution for the various issues may be occurred in the process of licensing.
- Resolution of internal and external complaint issues and political problem
- Holds design meeting/Pre-con to produce the best floor plan and the regular meetings for each stage of process management
- Effective collaboration and cooperation with CM, LM, Legal, Finance and external parties
- Executes and monitors of fund establishment and cost tracking of each fund level
- Coordinates with lenders to proceed the project financing
- In charge of approval process for investment decision-making, target return setting as per the investment guidelines and daily operation
- Budget setting per each capital sources (Development fund, Income fund)
- Prepare Bi-weekly report, ad-hoc report and research related works, regular communication with investors
- In depth understanding of various contracts (Leasing contract, Construction contract, Loan commitment, Fund trust agreement etc.), logistics building, logistics market is required.
- To maintain profit margin by responding to changing market conditions and external situation
- To manage counterparty risk and to monitor relevant law, regulation, tax law, etc.
- To build and maintain partner relationships with vendors (FM/Construction company etc.)
Requirements
- Minimum 10 years of progressive experience in real estate, investment, consulting, Investment banking, or tenant management with a strong track record of deal execution
- Demonstrated success in leading fundraising initiatives and managing investor relationships
- Lead end-to-end evaluation of licensing requirements and business feasibility, providing strategic direction tailored to each project
- Drive acquisition structuring, including designing optimal investment and ownership frameworks aligned with regulatory and commercial objectives
- Act as the primary point of contact with authorities having jurisdiction, proactively leading negotiations and securing necessary approvals
- Bachelor's degree in relevant discipline
- Strong written and verbal communication skills in both Korean and English
