The Grounds Keeper/Equipment Operator is responsible for the maintenance of properties associated with MercyOne North Iowa to provide a safe and aesthetically pleasing environment for patients, staff and visitors. The position performs a wide variety of grounds maintenance (landscaping, street, and parking lot). Also, the position requires the knowledge and ability to operate, repair, and maintain tractors, trucks and power equipment associated to the essential job functions.

ESSENTIAL FUNCTIONS
A. Performs regular grounds and landscaping maintenance of all MercyOne North Iowa properties. This includes, but not limited to: lawn mowing with tractors, riders, push mowers, trimming, raking and removal of leaves, weeding and sweeping of streets.
B. Assists with snow removal along with sand and ice melt application for all hospital properties following established snow plan utilizing specified outside contractors and hospital personnel, including inspection of exits for safe egress. Trains, facilitates, and monitors winter temporary help.
C. Utilizes problem solving knowledge and skills to investigate problems and formulate solutions to improve safety, maximize growth, and reduce costs.
D. Build collaborative relationships throughout the organization in order to share knowledge, skills, and resources. Builds trust through open two-way communication.
E. Embrace change and take prudent risk to find new ways to support the Mission. Encourage new ideas to serve our patients and communities. Provide and accept coaching and feedback.
F. Performs grounds surveillance based on established schedule along with making minor repairs to asphalt streets and parking lots; and identifies areas that need special attention or replacement to Leadership.
G. Performs preventive maintenance (PM) of all grounds equipment, specifically: tractors, mowers, blowers, power brooms, and all other grounds equipment. PMs include, but not limited to: oil and filter changes, tune-ups, lubrications, adjusting and/or changing belts and hoses, sharpening and/or replacing blades, etc.
H. Maintains parts, reordering of replacement parts, and inventory supplies necessary to insure a smooth and continuous operation of equipment and workflow. inventory to insure smooth and continuous operation. Required to troubleshoot and repair (when applicable) the grounds equipment (i.e., loader, tractors, blowers, mowers, trimmers, etc.). Fabricates or repairs damaged grounds maintenance equipment by welding or cutting to mend broken, bent, or loose parts or equipment. Repair and replace equipment that has hydraulic systems (i.e. hoses, belts, etc.).
I. Planting of shrubs, trees, and flowers. Grooms landscape by pruning, watering, mulching, and weed control along with installation and removal of outdoor signage.
J. Safely operates, follows operator instructions, and obeys all traffic laws associated to the operation of plow trucks, articulate loader, loader tractors, tractor blowers, mowers, power equipment, power vacuum, chain saws, trimmers, leaf blowers, and any other grounds keeping equipment.
K. Performs necessary maintenance and upkeep of any ponds, fountains and any plants or fish associated with it.
L. Performs data entry on departmental preventive maintenance and work order software.
M. Stays abreast of methodology, best practices, and equipment to maintain a continually learning and growing environment. Attend training applicable to job performance.
N. Able to work with little supervision. Independently uses sound judgment to make decisions that best meet the mission and vision of the organization associated to MercyOne North Iowa Grounds.
O. Maintains required department confidentiality and abides by HIPAA regulations.
P. Takes an active role in enhancing ability to carry out job functions through personal and professional/job-related growth and development, and participates in medical center and/or departmental education programs.

POSITION QUALIFICATIONS
A. Education [formal]:
1. High School diploma or GED required
2. Post secondary education applicable (mechanical and horticultural) to position is desirable
B. Experience:
1. One year previous experience in nursery/landscaping or agriculture required.
2. Experience in operating heavy equipment preferred.
3. Experience welding is strongly preferred.
C. Special Skills and Competencies:
1. Must have a current valid driver’s license (*Not required if working PRN status).
2. Mechanical aptitude
3. May be required to work nights or weekends as weather dictates.
4. Be able to work under stressful conditions and in extreme/inclement weather
