Job Description

We are seeking a detail-oriented and proactive Ground Lease Buyout Specialist to join our team. This role involves managing the process of acquiring and negotiating ground lease buyouts for telecommunication sites. The ideal candidate will work closely with management, legal advisors, and landowners to effectively negotiate and execute buyouts, ensuring that the company’s interests are protected while minimizing operational and financial risks.

Essential Functions:

  • Ground Lease Buyout Calling Strategy and Execution
    • Maintain regular and consistent contact with property owners to gauge interest in ground lease buyouts or extensions.
    • Negotiate lease buyout terms with landowners, attorneys, and other parties.
    • Ensures the pricing template model and site summary have been completed by internal teams to provide management for review.
    • Facilitate the buyout process from start to finish, with property owners, legal teams, and management, to ensure timely and efficient transaction closings.
    • Develop and execute strategies for ground lease buyouts in alignment with corporate goals.
    • Identify high-priority sites for potential buyouts and assess financial implications and benefits.
    • Manage and address internal customer service concerns from property owners, escalating issues as necessary
  • Team Engagement
    • Act as the primary point of contact for landowners, property managers, legal representatives, and management teams.
    • Communicate clearly with management to negotiate terms that are mutually beneficial while adhering to company policies.
    • Address any concerns or disputes during negotiations and provide resolutions.
  • Legal and Compliance Management
    • Collaborate with legal teams to ensure all agreements comply with applicable laws and regulations.
    • Review and interpret ground lease agreements and related documents to identify opportunities for buyout or renegotiation.
    • Ensure that all buyout agreements are executed and documented in accordance with company policies.
  • Documentation & Record-Keeping
    • Maintain accurate records of all negotiations, contracts, and transactions related to ground lease buyouts.
    • Update and manage databases to track buyout progress, status, and outcomes.
    • Ensure that all documentation is organized and accessible for audit and compliance purposes.
  • Market and Industry Knowledge
    • Stay informed on trends in the telecommunications real estate market and changes in legislation that may impact ground leases.
    • Identify new opportunities for cost savings or risk mitigation related to lease buyouts.
  • Perform additional duties as assigned.

Requirements

Required skills and qualifications:

  • Must be comfortable with a high volume of phone-based communication, including frequent inbound and outbound calls.
  • Strong phone etiquette and customer service skills.
  • Excellent communications skills.
  • Strong problem-solving skills and ability to work autonomously.
  • Proficiency in Microsoft Office Suite.
  • Ability to manage multiple projects simultaneously and meet deadlines.
  • High attention to detail with excellent organizational skills.

Preferred skills and qualifications:

  • Bachelor’s degree in business administration, communications,or a related field.
  • Understanding of ground lease agreements, telecommunication infrastructure, and industry regulations.
  • Experience in real estate management, lease negotiations, or telecom site management.
