The Greenfield Developer Coordinator is responsible for internal coordination to stay ahead of the Greenfield timelines and developer related schedules for all aspects of bringing a community online inclusive of model homes, sales offices, initial residents and community space. This individual will have responsibility to directly manage the relationship with developers as their build schedule and approach evolves from the original dates. Additionally, the coordinator is responsible for equipping PM/Construction Pods, Engineering and Account Management with the necessary information that they need from the developer to stay on track and prioritize resources & spend. Additionally, the coordinator will be responsible for working through mutual delays with both the developer and internal Blue Stream Fiber Operations team inclusive of permitting, power, hub certifications, etc. This role is the Single Point of Contact that specializes specifically on Greenfield builds and will build relationships across developer contacts to ensure that they have true line of sight into the latest updates for large scale new build projects. Additionally, this person will meet weekly to drive internal coordination and provide support including with our permitting team, design, transport, circuit teams, PM and other Operations functions. This person will also partner with the Partner Development team to ensure that they have updates, as well as review their concerns on an ongoing basis to ensure that we are supporting their sales & commercial efforts without impact to key relationships. It is expected that as coordinator of this function, you can work with multiple departments and manage multiple developer relationships in a highly professional manner.

Key Responsibilities

  • Oversight of developer relations as it relates to ensuring build schedules are timely and partnering on solution to any changes in delivery.
  • Internal resource to ensure full knowledge of each greenfield projects evolving expectations
  • Serve as key input into CapEx forecasting and budgeting for greenfield – be the internal source of truth for delivery timelines & updates inclusive of unit counts coming online
  • Accountability in supporting planning and execution
  • Support Partner Development team with ongoing relationship updates and work on any operational solutions as it relates to overall developer relationship
  • Establish and maintain strong relationships with vendors, suppliers, and contractors involved in Greenfield delivery.
  • Evolve best-in-class processes and policies that improve the operational effectiveness of the company. Enhance established KPI, project timelines, cost to build, and ensure execution.
  • Work closely with the Pod Leaders and Director+ in Operations to assess project feasibility, conduct risk assessments, and allocate resources in line with organizational goals for Greenfields.

Skills, Knowledge & Expertise

  • B.S. or MBA in Business Management, Finance or related degree
  • 3+ years in working with developers, home builders, management companies, HOAs and/or telecom experience
  • 2+ years experience in account management, business development or construction/operations support
  • Professional and serve as a representation of the Blue Stream brand to developers and related partners.
  • Ownership of dates and timeline – detail oriented.
  • Ability to follow defined business process, balancing control with flexibility, procedure with simplicity, creating an environment of rigor and discipline.
  • Thorough understanding of company products and market trends in the telecom industry.
  • Proficient with Microsoft Office Suite or related software
  • Excellent organizational skills and attention to detail
  • Excellent verbal and written communication skills
