A General Superintendent (GS) is a seasoned field leader who provides planning support, team guidance, complex issue resolution, and Field Operations oversight. The GS also actively manages Field Staff workforce including logistical scheduling, development, training and mentorship of that workforce. A GS conducts periodic project visits where additional expertise and oversight are required, acting as a quality and operations checkpoint to help ensure field practices, safety standards, and execution align with company expectations.

A GS works with and reports to a Field Operations Director, working with other GS’s to ensure that projects and managed and executed to JRM standards of excellence.

General Responsibilities

  • Direct report, staffing and performance management of assigned Field Staff, including Field Mechanics, Supers, Assistant Supers
  • Assist Field Operations Director in interviewing and selecting potential field personnel hires
  • Drive project execution success from a JRM and client perspective in conjunction with Project Teams, Director of Project Management (DoPM), and Field Operations Director.
  • Implement, champion, and drive adherence to JRM Processes and Procedures.
  • Embody and Drive Adoption of JRM Core Values across all field staff
  • Act as Field Operations Representative on Projects

Project-level Responsibilities
A GS is responsible for overseeing the path to the overall success of a project.

Communication & Escalation

  • Provide timely communication and escalation of any significant safety, schedule, procedural, employee performance, and client/owner perception issues to Project Leadership, BU/Regional Lead, and Field Ops Leadership. Resolve such issues within the project team whenever possible.

Relationship Management

  • Maintains relationship with building management by conducting monthly check-ins (at minimum) to ensure satisfaction and support JRM’s reputation for unparalleled client service.
  • Maintains relationship with subcontractors to ensure smooth project execution and promote future partnership.

Safety

  • Advanced knowledge of JRM Safety program, OSHA standards, specific California requirements and local laws.
  • Demonstrates leadership and enforcement of safety compliance and uniformity across multiple projects.
  • Champions development and/or review of safety and logistics plans for all phases of a project.
  • Reviews safety documentation on high-risk activities and equipment, such as cranes picks/specialty rigging/structural demolition/hoist placement, etc.
  • Forecasts hazards and guides team on development of safety mitigation plans.
  • Drives Lessons Learned and best practices based on safety data and observations, in coordination with EHS Department.

Pre-Con Phase

  • Pre-Plans with project teams to ensure organized project startup. Sets the tone.
  • Helps Identify the challenges of the project and assures that the Field Team fully understand those challenges and the best path to overcome them.
  • Break the project down into smaller more manageable scopes and identify the correct staffing/roles & responsibilities to supervise each of those smaller scopes.
  • Establishes team focus based on critical path to ensure proper prioritization to meet project deadline.
  • Works with team to establish General Conditions Projection utilizing experience to maximize use of manpower.

Construction Phase
The GS will work hand in hand with other GSs, the Field Operations Director, and the Director of Project Management (DoPM) in order to ensure project success. GS conducts weekly site reviews (higher frequency as needed) with Project Team reviewing schedule adherence, proper installation sequence, construction methodology, quality, process efficiency and safety.

GS will coordinate with DoPM. When DoPM recognizes an issue during meetings with PMs, DoPM will notify the GS for that project. The GS is to address the issue with field team and advise DoPM of outcome to close the loop. Conversely, when the GS notices an issue with Project Management, the GS will notify and coordinate the resolution of that issue with the DoPM.

The GS is to have a pulse on the overall status, health, and success of field activities; focused on the following cornerstone categories:

  • Safety
  • Schedule
    • Conducts a thorough review of all project schedules offering insightful recommendations on sequencing and constructability to optimize project planning and execution.
    • Ensures that teams hold the line as to Project Schedule
  • Field Coordination (quality, constructability, sequence, logistics)
    • Proactively monitors quality of all work. Ensures that general practices described in JRM QA/QC program are being implemented.
    • Assists with interaction / representation w/municipal agencies on behalf of the project.
  • Client & Landlord Satisfaction
  • Team Interaction & Leadership
    • Oversees field supervision on all field-related procedures and best practices. Provides training/coaching as required.
    • Provides guidance and training to project team on effective time management principles.
  • Field Process
    • Reviews field performance to ensure that JRM processes are being implemented and followed.
    • Coaches field staff in the use of JRM processes, including emphasis on both why a process is important and how to use that process to benefit the job.
  • Employee Performance
    • Monitors field staff underperformance, gives timely constructive feedback, properly documents and reports PIP to Field Operations & necessary departments when applicable.
  • Staffing
    • Monitors General Conditions to ensure effective and proper use of labor to minimize unnecessary labor costs and expenditure overruns and communicate with Project Leadership.
  • Issue Resolution and Risk Register
    • Identifies risks and recurring trends and leads team to devise mitigation/recovery plans. Tracks the successful implementation to recover any delays or advance on schedule as needed.
    • Help resolve field issues that cannot be overcome by Field Team, based on level of urgency properly escalates to necessary parties.

Post Construction Phase

  • Ensures plan is established for project completion & exit strategy.
  • Stays with project through punchlist signoff.
  • Understands GC exposure, risk level, and required staffing allocations. Communicates with Project Leadership, BU Lead, & Field Ops Leadership as to the same.
