Job Description

  • Coordinate end-to-end land acquisition activities with the Site Land Team, Head Office, Legal, Projects, Finance, Commercial, EPC, and Business Development teams.
  • Support identification, evaluation, and finalization of suitable land parcels for renewable energy projects, including solar, wind, hybrid parks, pooling substations, transmission corridors, access roads, laydown areas, and project infrastructure.
  • Facilitate land due diligence including title verification, ownership checks, encumbrance review, revenue record verification, mutation status, land use classification, zoning, litigation checks, and verification of government restrictions.
  • Coordinate land purchase, lease, right-of-use, easement, wayleave, and Right of Way documentation as per project requirements.
  • Monitor land aggregation progress, landowner negotiations, consent collection, agreement execution, registration, stamp duty, mutation, demarcation, possession, and handover of land to project execution teams.
  • Track and support statutory approvals, permits, NOCs, conversions, and clearances from revenue, forest, local administration, panchayat, DISCOM, state nodal agencies, pollution control, highways, railways, defence, airport authority, and other relevant authorities.
  • Coordinate resolution of site-level issues including boundary disputes, encroachments, access constraints, community concerns, compensation-related matters, crop damages, and local stakeholder resistance.
  • Maintain updated land MIS, approval trackers, agreement records, ownership documents, khasra/khatauni/7-12 extracts, FMB sketches, maps, survey reports, mutation records, land schedules, litigation status, and compliance documentation.
  • Ensure adherence to applicable land laws, revenue laws, renewable energy policy guidelines, land ceiling provisions, forest and environmental regulations, local authority requirements, and internal governance processes.
  • Act as the single coordination point between site and Head Office for escalation, reporting, review meetings, documentation closure, approval follow-ups, and project land readiness status.

Land & Estate Scope

  • Land sourcing, land aggregation, land acquisition, land leasing, and land pooling coordination.
  • Title search, legal due diligence, revenue due diligence, technical feasibility, boundary verification, site survey, demarcation, and possession.
  • Land conversion, non-agriculture permission, change of land use, mutation, registration, encumbrance clearance, and land record updation.
  • ROW, access road permissions, transmission line corridor coordination, pooling substation land, approach road land, and site infrastructure land requirements.
  • Government liaisoning, statutory approvals, local administration coordination, panchayat interface, community engagement, and dispute resolution.
  • Land documentation, agreement management, lease deeds, sale deeds, consent letters, affidavits, indemnities, NOCs, approval letters, and MIS reporting.

Technical Competencies

  • Strong understanding of land acquisition, land aggregation, land revenue records, title due diligence, mutation, registration, stamp duty, and land conversion processes.
  • Knowledge of renewable energy project land requirements, including solar, wind, hybrid projects, transmission lines, pooling substations, approach roads, and evacuation infrastructure.
  • Working knowledge of Land & Estate documentation such as sale deeds, lease deeds, agreements to sell, MoUs, consent letters, ROW agreements, NOCs, maps, surveys, and land schedules.
  • Understanding of statutory approvals, local permissions, government liaisoning, revenue department processes, forest clearance, panchayat approvals, and state renewable energy policy requirements.
  • Ability to read and interpret land records, revenue maps, survey drawings, village maps, cadastral maps, GIS inputs, project layouts, and transmission alignment drawings.
  • Capability to maintain land MIS, approval trackers, issue logs, risk registers, documentation repositories, and management dashboards.
  • Commercial awareness on land valuation, negotiation principles, compensation structures, lease rentals, transaction cost, and budgeting for land acquisition.
  • Understanding of legal, regulatory, compliance, and governance risks associated with land acquisition and estate management.

  • Problem Solving: Able to handle ambiguity, regulatory complexity, site-level resistance, documentation gaps, and operational bottlenecks with a solution-oriented approach.
  • Communication: Clear, structured, and timely communication with internal and external stakeholders, including preparation of status updates, review notes, trackers, and escalation summaries.

Graduate in any discipline; qualification in Law, Civil Engineering, Land Management, Rural Management, or Business Administration will be preferred.

  • Relevant experience in land acquisition, land liaisoning, Land & Estate, revenue matters, right of way, statutory approvals, or project land management.
  • Experience in renewable energy, power, infrastructure, mining, transmission, or large industrial projects will be advantageous.
  • Strong local stakeholder network, understanding of regional land practices, and willingness to travel extensively to project sites.
