
Primary Objective:
To lead the end-to-end strategic planning, design excellence, and technical feasibility of all property development projects. The GM will be accountable for the successful conversion of land bank into marketable, profitable, and buildable products while ensuring absolute alignment with the Group’s financial targets and brand identity.
Strategic Leadership:
Oversee the entire project lifecycle from inception to handover, ensuring all developments are aligned with the company’s long-term business goals and financial KPIs.
Design Strategy & Innovation:
Lead the "Idea Labs" and R&D initiatives to pioneer market-leading products. Set the architectural vision and design standards that differentiate the brand in a competitive market.
Statutory & Approval Management:
Mastermind the strategy for all major regulatory submissions (KM/DO, BP, SiFUS, APDL). Maintain high-level relationships with government authorities and local councils to expedite approvals.
Commercial Oversight:
Collaborate with Sales, Marketing, and Finance to ensure product designs are not only aesthetically superior but also commercially viable and optimized for maximum Gross Development Value (GDV).
Risk & Quality Governance:
Establish and enforce rigorous design-review frameworks to eliminate technical discrepancies, minimize Variation Orders (VOs), and incorporate "lessons learned" into future blueprints.
Budget & Cost Control:
Direct the selection and management of top-tier consultants. Ensure all design developments stay within budget parameters and prioritize value engineering without compromising quality.
Cross-Functional Synergy:
Act as the central bridge between technical design, procurement, and site operations to ensure "buildability" and seamless execution of the design intent.
Stakeholder Management:
Represent the company in high-level meetings, joint venture discussions, and presentations to the Board of Directors or external investors.
Educational Background:
A Bachelor’s or Master’s Degree in Architecture
Professional Experience:
Minimum of
15+ years
of progressive experience in the property development industry, with at least
5–8 years in a senior leadership role
(Head of Department or similar).
Portfolio Excellence:
Proven track record in delivering large-scale
Township Developments
and complex
High-Rise/Mixed-Use
projects from "empty land" to "vacant possession."
Strategic Mindset:
Deep expertise in master planning, land conversion processes, and the commercial intricacies of the Malaysian property market.
Regulatory Mastery:
Authoritative knowledge of the Street, Drainage and Building Act, Uniform Building By-Laws (UBBL), and the Housing Development Act (HDA).
Leadership & Influence:
Exceptional communication skills with the ability to influence C-suite executives, negotiate with contractors, and lead multidisciplinary teams.
Resilience:
Demonstrated ability to make high-stakes decisions under pressure and manage multiple project portfolios simultaneously.
