General Manager-Commercial Office

Job Title: General Manager

Location: Norfolk, VA

JOB SUMMARY: As General Manager, you will have operational responsibility for an office building in the Norfolk, VA. area. Responsibilities include collecting rents, overseeing maintenance of common areas and grounds, interfacing with tenants, and preparing and operating according to the annual budget. You will work closely with the leasing agent in showing the property and answering questions from prospective tenants.

ESSENTIAL DUTIES AND RESPONSIBILITIES: These include the following but are not limited to the job specifications. Harbor Group Management Company may require additional duties or job functions that can be performed safely.

  • Directly responsible for the day-to-day management of a commercial property,
  • Discuss with tenants the terms and conditions for providing management services, stipulating the extent and scope of management responsibilities, services to be performed, and costs.
  • Lead customer service program and interacts daily with building tenants, visitors, and employees to ensure a safe, clean, and class-A environment is maintained.
  • Correspond with all vendors to ensure satisfactory provision of services by contract documents.
  • Employ or contract for services of security, maintenance, groundskeeping personnel, and onsite management personnel if required
  • Direct the preparation of operating and financial reports on the status of properties, including project updates, variance reports, occupancy rates, and lease expiration dates.
  • Collect specified rents and impounds.
  • Direct bookkeeping functions or credits the client account for receipts and debits the account for disbursements such as management services costs and upkeep and maintenance costs.
  • Recommend the issuance of checks for money due to vendors, tenants, and contractors.
  • Arrange for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lease agreement.
  • Prepare periodic inventory of building contents and property condition and forwards listing to asset manager for review.
  • Manage one or more subordinate supervisors who supervise 1-8 employees in the Building Maintenance.
  • Directly supervise 1-4 employees.
  • Carry out supervisory responsibilities by the organization's policies
  • Interview, hire, and train employees. Conduct performance evaluations, administer corrective action, when necessary, recognize and reward employee achievements, effectively address employee concerns to resolve workplace issues.

QUALIFICATIONS: To perform this job successfully, an individual must satisfactorily perform each essential duty. The requirements listed below represent the knowledge, skill, and ability required.   • High School Diploma, Bachelor's degree in related field preferred
  • Minimum of seven (7) years of commercial property management (Including recent Class A experience)
  • Must have strong financial acumen and experience preparing budgets, CAM reconciliations, or other financial reporting exp.
  • Familiarity with building systems, lease negotiation, documentation, and administration.
  • Must be a well-organized and self-directed individual with exceptional time management skills, including the ability to work under tight deadlines, prioritize and efficiently and manage multiple, complex projects.
  • Must have at least (3) years of personnel management experience
