The General Manager leads day-to-day operations across an assigned cluster of properties within Abode Communities' Property Management division, operating within the specialist staffing model. The General Manager is accountable for the cluster's performance against its core key performance indicators, occupancy, collections, recertification timeliness, capital and property health, and resident engagement, satisfaction, and retention, and directly supervises the specialist staff who deliver certification, leasing, front desk, and maintenance functions across those properties. The General Manager directs this work through the people who own it rather than performing certification determinations, leasing transactions, or front desk service personally.
The General Manager's cluster team is made up of distinct, non-overlapping roles. The Affordable Housing Occupancy Coordinator owns certification and recertification determinations and relocates within the cluster to wherever active recertification work is concentrated. The Community Assistant is anchored to a single property, owns that property's front desk and rent and subsidy payment processing, and maintains continuity at its own site even when the Occupancy Coordinator is relocated elsewhere in the cluster. The Community Rover is the cluster's mobile presence, covering the properties that lose dedicated staffing when the Occupancy Coordinator relocates, handling leasing activity, move-in and vacancy documentation, and compliance follow-up such as 10-day notices and legal referrals with a level of independent judgment above the Community Assistant's front desk scope, and providing payment processing support only as a secondary, backup function. The General Manager also directs the Maintenance Supervisor, who in turn oversees the Maintenance Technician and Maintenance Apprentice assigned to the cluster, and coordinates contracted janitorial services to ensure common area cleanliness standards are met across all properties in the cluster.
Reporting to the Regional Manager, the General Manager manages the cluster's operating budget, tracks performance against the cluster's KPI targets, and serves as the property-level point of accountability for agency and investor audit readiness, working through the Occupancy Coordinator and the Compliance and Regulatory Affairs team on the certification-level detail rather than reviewing individual files directly. The General Manager also mentors cluster staff and leads resident and community engagement efforts across the properties under their oversight.Qualifications: Equivalent Education, Experience, Skills, Knowledge, and Abilities:
The General Manager role requires the ability to travel between properties within the assigned cluster on a regular basis, including walking property grounds, climbing stairs, and standing for extended periods during inspections. The role requires the ability to operate a motor vehicle to travel between sites, sit for extended periods while managing budget and compliance documentation, and occasionally lift or move items up to 25 pounds.
