Job Title: General Maintenance Operative (GMO)
Job Purpose
The General Maintenance Operative (GMO) is a non-technical role that provides support to both the shift and daywork teams. The role is primarily responsible for managing daily reactive helpdesk activities, monitoring incoming work requests through to completion and close-off, escorting subcontractors, carrying out minor planned preventative maintenance (PPM) tasks, and assisting the engineering team with day-to-day operations.
Key Responsibilities
• Carry out routine fabric maintenance activities to meet and exceed agreed service level agreements (SLAs).
• Ensure all reactive tasks are completed within agreed timescales and service levels.
• Complete client-requested office moves and changes.
• Undertake painting, decorating, and general DIY tasks to maintain the building environment.
• Load, unload, store, and manage stock, equipment, spare parts, and deliveries safely.
• Carry out lamp replacements and clean lighting diffusers in accordance with BGIS electrical safety procedures and LOTO requirements.
• Support the engineering team in delivering planned and reactive maintenance activities.
• Complete all relevant paperwork relating to PPM, reactive and breakdown works and submit to the Contract Administrator promptly.
• Assist the Water Treatment Engineer with the maintenance of Water Management System logbooks.
• Prepare Method Statements and Risk Assessments (RAMS) for review and approval by management prior to task commencement.
• Maintain accurate maintenance records where required.
• Work independently where necessary, following successful completion of appropriate training and implementation of safety controls.
• Build and maintain positive working relationships with BGIS colleagues, subcontractors, and client representatives.
• Maintain a safe and healthy working environment, ensuring compliance with all company and client policies, procedures, uniform, and PPE requirements.
• Promote a professional image of BGIS through excellent customer service.
• Maintain and develop fabric maintenance and engineering knowledge through continuous personal development.
• Ensure BGIS and client storage areas are maintained in a safe, clean, and organised condition.
• Assist with routine daily and weekly plant inspections as required.
• Keep equipment storage areas clean and tidy.
• Escort subcontractors on site and ensure work is carried out safely and in accordance with approved RAMS.
• Ensure plant rooms remain secure, clean, and tidy at all times.
• Complete all assigned tasks with appropriate health and safety awareness and implementation.
• Assist with the operation of the Permit to Work system in accordance with BGIS procedures and client requirements.
• Carry out any other duties as directed by the Account Management Team.
• Support the reporting of near misses, dynamic risk assessments, and site records, ensuring any non-compliance is challenged and escalated appropriately.
Permit to Work Restriction
Please note that any GMO with less than four years' experience within the M&E industry will not be authorised to issue Access Permits or Permits to Work, even where RAMS have been approved by a Supervisor or Contract Manager. Such individuals may attend Permit to Work training for knowledge purposes only. No GMO is authorised to issue electrical permits.

Person Specification
Education
• Good basic level of education.
• Strong written and spoken English skills.
• Basic Mathematics skills.
Training
• Formal fabric maintenance training.
• Formal building maintenance training.
• Formal Health & Safety training.
Experience - Essential
• Sound understanding of health and safety requirements relating to maintenance activities.
• Experience working within a client-occupied environment.
Experience - Desirable
• Mechanical and Electrical maintenance knowledge.
• Understanding of Trend Building Management Systems (BMS).
Skills and Aptitudes
• Good verbal and written communication skills.
• Good IT skills, including the ability to produce reports.
